In what order should we renovate our house? Which part of renovation we should focus on first? Wiring and install additional lighting points? Or can we do front door grill, window grill and yard grill first?

FYI, my unit already have the floor tiles, wall tiles in toilet, main door, all bedroom doors, toilet doors, and sliding glass door at balcony

electrical works, wiring > plaster ceiling (if doing) > painting > carpentry > flooring (SPC, Vinyl etc). basically you should do from top to bottom

carpentry and flooring depends, I've seen people who said flooring should go in first before carpentry but some say it doesn't matter

Same question I have.
Since I have limited budget for renovation i was thinking what to prioritise.
1. Electric n pipping
2. Glass doors and grill
3. Plaster ceiling
4. Toilets
5. Old floorings

In project planning some stuff can be done in parallel. Main door grille can go independently. The windows or yard grille after aircon ODU fixed is better.

Wiring for concealed points need hacking. Suggest to add more especially TV, bedroom, PC room and kitchen. Might even take the opportunity to inspect all existing sockets and switches because sometimes they don’t even screw in the cable properly. Loose connection cause 🔥

i assume you staying condo?

i install the grill in later stage because they are not that messy to install and also can avoid some dents/scratches/dust during renovation

Ok, so better we do wiring and plaster ceiling coz that will create dusty works first? Will that require hacking or drilling?

Wiring for concealed points need hacking means when the time we need to install additional lighting point and plug point?

You agak agak lah kitchen need direct DB points and make sure got at least six spread over, agak agak bedroom make sure enough for charger lamp vacuum, agak agak PC and TV rooms have plenty of sockets

Hack first beforehand. That will allow enough time for the patch cement to dry out (recommend 28 days) then only putty and paint last. Otherwise shrinkage cracks occur.

Just to add that work in washroom/wetrooms should be one of the activities done first.

Like many people said here already. Wiring and plaster ceiling should go first but make sure you already make plans where the additional plug points are needed.

Plug points for kitchen appliances (induction hood, hob, oven, microwave) need to be pull from db. Same goes for aircond, shower heater, and high powered steam iron otherwise you’ll overload and fk the wire and create problems later on. For plaster ceiling make sure you measure the size of aircond or curtain railings beforehand.

Then painting (if needed), then curtain, then cabinetry, then flooring (if just spc/laminate, cheaper this way), then finally grille.

Also if you are married and raising children, focus on getting everything in kitchen done first then move to other areas. A home can’t function properly without a working kitchen.

From your opinion/experience, in general is it better to buy all materials (paint, switch etc.) by ourself and the works (i.e. painting, installation) will be done by contractor?

You have time, dont mind running around, then order your own material. get best value, at expense of time/energy. Not enough material, need to buy. Workers wont skimp on material for you, and likely end up wasting some, since not their cost. Many times i see if not their material , they dont bother, eg after paint halfway, just leave paintcan open, exposed overnight. Then later say paint bad quality, ask buy more. And any issues, you arrange warranty on own. Eg switch rosak, you get guy come check, they you take time buy/claim replacement, ask guy come to fix back. If got paint scratch at side when change, then arrange buy paint and either diy or get another guy come touchup.

You want easy no hassle, no need headache count material and keep track of usage/wastage, then get main con to paukaliau. Any issue, just call maincon kautim. Pay extra, but usually end up not that much.

Or pick and choose. Eg high area where susah to do yourself (eg need scaffolding), get maincon. Easier things, get own material.

Thanks so much for your insightful response.

I will consider all this in my final decision, most probably i will pick and choose.
