Hi valuable members, I'm Erica and with 6 years of experience in the property industry, I'm now practising as an agent selling Quill Residence and more.

Why buy Quill Residence now? Other than the acceptable rental yield or owning for own stay, one good point you have to DM me which I can't disclose here.

My aim here is to share my research and analysis with you, drawing from my knowledge and experiences and hopefully have sales lol. If you're considering selling your property or need guidance in buying the unit that suits you (size, floor, direction...etc) like Quill Residence, count on me to assist you.

I'm also eager to learn from everyone's experiences, whether they're positive or negative encounters in this industry.

The analysis above are based on market prices, and a safe minimum estimation, not over exaggerating the figures. As posted on August 2022 by G.Zizan on Iproperty, "Generally, a rental yield of around 4-5% is generally accepted as a decent amount".

Quill City Mall Environment Update through my observation on 6th June 2023:

1. If you are unaware, previous supermarket operator was AEON and now is NSK.
During lunch hour, the food section was packed with working adults and university & college students. Other restaurants doesn't seem to do as well as NSK food section.

2. Celebrity Fitness closed down, probably the cause of MCO. In terms of wellness, there is still a physio therapy centre and Klinik Mediveron.

3. There are students hanging out at UniKL cafe at the upper floor.

4. GSC is still in operations, and I saw there were few pairs buying ticket. That means it's not entirely ghosted lol.

5. There were few foreigners at the mall, most from China.
There is a Malaysian China Business Association office there, so I thought they only visit the mall for the office but I've also seen foreigners visiting NSK to buy groceries.

6. After working hours, there were people from nearby buildings (assume) visiting the mall probably to have a dinner first to avoid jam.

Overall, Quill City Mall needs time to become better because this location is a prime area. So to become better in terms of attracting more foot flow to the mall.
