Saw this post earlier on FB. I think it's worth to discuss (and probably lesson learn) as many people are trapped in these GRR schemes especially projects launched few years ago.

Property for kacang investor is as bad as rotten nasi lemak.
because your Property is too dependant on many 3rdparty factor.


as a small investor, by far. start up yield best return but not every1 has the required skill to be entreprenuer....

All GRR will have an escape clause for the developer, ie.to terminate at anytime.

Nowadays if i see GRR given by developer i instead see it as a red flag as a potentially fail project.

The property is in Johor. Of course conditions will be tough. Read through the GRR agreement to identify loopholes. in the early 2000s i know of a developer who sold apartments like hotcakes based on GRR and once VP the GRR lasted only 1 year and then bungkus. Some developers actually raise the selling price by the 2 years rental ie. they collect from you first and then pay you back slowly. Some don't even bother to do any renting out. So it is clearly a sales gimmick. Be careful of GRR, or cash back etc. They are looking for water fish

The date of lease agreement is way back 2015.
The question is whether the agreement is still valid. Or those 3+3+3+3 type that subjected to renewal.

If subjected to renewal, most likely the GRR has expired and subjected to profit sharing..

This part, somehow I always try deduce what is in the mind of the one who came out with such scheme:-

1) in their mind, present value ( cash collected ) matters more
2) the one coming out with the scheme is selling the future value ( 5~10 years) down the road. the selling on the future value comes with the risk of execution.
3) the one cashing in, I used the money already, 5~10 years later, whether make money or not , not my issue anymore.

I see similar trend for a lot of scheme, insurance, etc....after so many years, really got such return at the end of the maturity ?

You all should value the present value more than the promised future value. The only one who can make money from the future values are the bankers not the retailers.
