 Taman desa old landed

Seeking advise here

I'm interested in a very old, freehold, two-story property in Taman Desa. Given its age, I anticipate a significant renovation will be necessary.

The property is asking at t 1.15 million. My intention for this property is a combination of personal use and rental, mainly because of its location.

I have a budget of around 1.5 million. I'm wondering if it's worth considering other areas like Desa Park City, Kinrara, or PJ. Accessibility is crucial for me, and I am done with condominiums.

1.5 mil cannot get landed in DPC… maybe can get townhouse at adjacent Sunway SPK… Kinrara still can get intermediate unit and it quiet new… for PJ… also need do renovation and there got slightly more choices than Tmn Desa…

For me, I will choose Kinrara which is reasonable price and newer township … you can look at BK 6 to BK9… BK 8 is slightly premium and new

When comparing the travel duration to KLCC, TRX, and Midvalley from different locations, it is interesting to note that Bandar Kirara takes approximately one hour to reach these destinations, while Taman Desa only requires around 30 minutes of travel time.
so i may stick with Taman Desa for now..

what your rental plan and estimated collection?
2000++ rental per month with 6000 monthly installment?

i think the gap of negative cashflow is too huge, if you have this loan Eligibility, you can get 2-3 condo with higher rental yield.

Hi bro,

i think your plan is workable if u choose taman desa.

But normal rent out, will not achieve your target, maybe you can make it unit with roof top open hangout area then can make it airbnb.

With a monthly installment of $4,500 and an expected rental income of $2,300, there is a shortfall of $2,000 that I need to cover each month.

I have observed a consistent increase in rental income for my landed unit in Lakefieldse over the years. The current rental income is sufficient to cover my monthly mortgage payments. This positive trend gives me hope and similar expectations the unit at Taman Desa.

However, regrettably, my condo unit has performed poorly, to the point where I am seriously contemplating selling it at a loss.

Most, if not all, of the older houses in Taman Desa lack gated communities, as the original design did not include them. Only a limited number of houses have security guards due to the unconventional arrangement of the ring road. The price difference between a house with guards and one without can range up to 300k, and I am uncertain if the added expense is justified.

Personally security is quite important as you don’t want your house to be robbed and you could loose more than the added price paid for the security.

Also consider the renovation cost to suit to your taste and prepare the maintenance cost required on old house such as plumbing, wiring, roofing, leaks/wear and tear etc

surprisingly your landed rental able to cover your monthly installemnt and it's performing better than your condo ! usually it's the other ways round

I have rented my landed to a company for use as both office space and accommodation for their employees. The rental payments from the company are reliable and consistent. Additionally, the company pays for minor maintenance /repair tasks, and they arrange for regular cleaning services at the property.

On the other hand, my friend has rented their three-storey property in Kajang to Chinese students at a decent monthly rate of RM3,000.

I know man! Guarded areas in prime locs are just so rare. And Lakefield isnt even that old so - strong demand.
