adoi!
good find.

Start and go, start and go.
i wouldnt wanna put my $$$ here.

now a days- with so many surplus, it make sense to wait to complete only purcahse. yeah, unit will be limited, but for sure it wont go wrong. and you may see the real thing compare to artist impression, and your imagination.
some of them face TNB/dirty lack/top of old shoplot roof without you knowing.

btw- the artist impression on Dorsett.... damn nice but far off from reality.

There is rumah selangorku 550 sq ft at teja 1 bed 1 bath

Maybe can consider that if its ur 1st house?

This is provided u believe in your view that studio is still hot snatch on rental markets

Teja appears to be abit safer as u have a bigger range of ppl that might rent ur unit

Only to locals tho for samm units

Good idea from Aaron, for similar price it may be better to go for Teja, better location and good developer, and very highly demanded I'm told so the rental market should be there

its "closer" to the action such as empire, subang parade, can walk to lrt ktm, cross the road to ss15 food heaven

I also just found out about the 1 bedroom samm unit for teja. Sounds interesting but i dunno the density there with so many upcoming condos all along the highway

After taking the U-turn in front of Subang Parade, there's an exit to the road heading to Subang Airport and NKVE, coming from Subang Airport is prolly only 10 mins as well.

If intend to head to KL / PJ / Puchong, still need to go through another side of SS15 with bad traffic.

Don't see a solution to the traffic issue unless they eventually connected this area to Sunway Mentari which might bypass the roundabout jam.

I think it will have a better potential if there's a closer collaboration with SJMC either on outpatient care, assisted living and etc.

Hey, thanks for the reply.
Yeap agreed, it's good to get feedback and all have been so helpful.

I would have definitely went with Teja...but it's just so out of my budget, for this one..I think I can still pay the monthly payment..after paying for my current house.

Cally, I mean could check out the Teja sales gallery and ask about the SAMM units as noted by Aaron, they're also part of Teja and at affordable price.

If you're focussing on Subang Jaya, other new launches to consider which are reasonably priced psf are Alira (but units quite limited now I heard) or Alora (early bird stage now). Just go pay the sales galleries a visit.

I just booked mine paid 1000. I expect it to be very jam considering close to 2k units. But I am buying to stay and I don’t go out during peak hours much so I guess I can gamble.

Bought the 570sft for 422k unfurnished

Not sure if I can rent it out but I don’t think people can afford or want to pay 2k rent here anyways unless you are a doctor or medical tourist.

Lots of units sold out already. I hope MPSJ will deal with the traffic.

Many bought for investment it seems. Not sure if it’s wise for investment.

Since you have placed your booking, maybe it would be great to list down what makes you to proceed with the booking…is it because you like the location, layout etc? Everyone have their own preferences or priorities.

But maybe start to compare apartments around that area (new and subsales) and gauge with the price and packages offered by developer then determine whether is it reasonable?

Whether is it a wise move, you know yourself best. (Sorry to say that but do not like to give fake hope as it comes with a hefty price tag)

as long you’re well informed and made the decision with due diligent (with the worst possible outcome and whatever comes in the future, just take it as bonus), then just go ahead:)

Location facing lake is a big plus for me. Hoping federal highway traffic noise won't reach us. Price per square feet 710+, don't think I can find that in Subang.

Worst case scenario if I don't like it will just sell it off.

What other choices nearby? Didn't notice any new developments nearby.

This new topic thread was started, asking for more info on this project. Perhaps the topic can be revised to make that more explicit.

There's already a topic thread for this project:

Boss,

I guess you’re pretty much well informed with your decision. So I think outsiders couldn’t interfere much. As long it’s reasonable within your budget, nevertheless you know yourself best.

Regarding new development, maybe trying to gauge with Subang Parade side as SJMC side only some existing Subsales. Just my 2 cents.

Other bosses can share your 2 cent.

Don’t think so

With such small units, who do you think will be your target tenants actually?

And you have to compete with your neighbours for rental

Because if I’m not mistaken, most people who bought this project use it for rental; it’s way too small and unsustainable for own stay
