 Dorsett Waterfront Residence - Subang Jaya, Need more information

Hi

I walked into the gallery yesterday and made a booking for level 6, a 527 sq unit.
I paid rm1K, but I am not sure if I should be proceeding, still very indecisive, on one hand..its the location and the return or investment point, another is issue on the developer..from what I have been reading on the internet.
There is about 1000 unit, but it seems the fully furnished unit 527sq ft has been fully sold, the ones not sold are the bay unit and I chose the tower B, facing pool view.
I am so confused, should I proceed.

I think the ones facing sjmc are still not sold...
I stay in subang jaya, I know the area...ss12 is nice area surrounded by good amneties but do you think I can get rental..I mean it's only like a 1 bedroom apartment. I can only think of the nurses and the maybe visiting professionals..

I know the area can get congested during peak hours..but its a nicer part of ss area..you know..

I am not sure, can someone give me tips and ideas..like do you think its a good investment, is this a reliable developer, whats the worse that can happen..

I paid the rm1k, knowing that if I cancel, I would only get rm500 in return.

It's a commercial title land, freehold.
Has anyone walked in to book recently, the gallery is hidden within the dorsett hotel, and I dont see it being promoted like teja.

Do let me know, this property is not meant for a family stay, its more of investment perspective. Need advice.

Maybe targetting airbnb?

Its a good area with a nice lake to jog, then sjmc next door, then ss15 for food n stuff

Yes it is, I mean, I am thinking or airbnb, the total unit is about 405 or 450K, after reduction came to about 370k..
Are you from subang, if you are, what do you think about the area, I stay in a landed unit,never stayed in an apartment, but what about this stuff with the workmanship.
Has mayland completed any development project so far, that we can just go and see.

yes i stayed in usj for half of my life hahah

i enjoy to jog at the lake behind sjmc but i myself wont stay there

its the building right beside sjmc right? Its like halfway maybe 7 or 8 floors done right?

if small families also got plenty of choices along ss15 there nearer to subang parade or empire also

workmanship is ur least issue if u buying for investment

most important is demand for ur unit n the rental rates

no comments on this developer

That's true, I won't stay there too, I am just looking at maybe airbnb or like you know visiting professionals..who are on temp stay..

im sending my dad regularly to sjmc for his reviews

then regular jogger also at the lake there

if airbnb for those visiting drs or patients maybe is good

Nurse does not earn enough to pay 2k studio. This project main selling point is mid term rent to Indonesian/oversea patient.

what is the price range like?

and would they permit airBnB?

to be frank, if own stay next to a hospital is no good la,
further more, there aint any mall next to it. There is a row of shops for local communities, but those shops at other side is mostly jap restaurant, not for everyday consumption.

it is commercial land so should be able to run AirBnb...

btw parking would be an issue if you have multiple cars

Hi Cally, I think they're right, this will likely be more for those who are aiming to stay for some days (temp) near SJMC, but walking wise not that near, it's next to Grand Dorsett. Have you checked out the showroom? Am told by staff there that it's basically just a room, like hotel room.
Would there be sufficient air bnb traffic? Installment wise would be 1.5k++ (assuming 35 years)

Maybe great for those visiting SJMC for medical tourism and Airbnb, not really sure how good is their business there. But with Subang Airport rejuvenation plan, might help SJMC a bit.

Don't think there will be actual residential or students rental demand there.

Access wise, expect jam caused by SS15 roundabout when heading to NPE.

Almost 2k units there, SunMed might stand a better chance at winning the medical tourist.

Bro.... SJMC is always full and pack. They dont need help right.

access, yes- seems need to go to SS15 roundabout. can be jam at certain area. also dont see any other way out. - can they turn over to Subang parade area?

Yeah, the 399 sqfeet one looks like a roomlar, very similar to a hotel room, so I decided to go with the 527 sq, thought better to have some breathing space.
Yea, the one about the air bnb traffic is the one I am not sure..would people consider to stay there...but I am kinda confused why there is no promotion about the place like Teja or..because it was planned like ages ago..2012..and that was when the advertisement all were done...?

actually, its 2 way out, one is to go the roundabout that leads to ss13, npe...the other one..is to go the parade side..

anyone here purchased a unit there..I found one who did, the person migrated and she just bought it so that whenever she comes..she stays there...its like her space or somewhat..

After taking the U-turn in front of Subang Parade, there's an exit to the road heading to Subang Airport and NKVE, coming from Subang Airport is prolly only 10 mins as well.

If intend to head to KL / PJ / Puchong, still need to go through another side of SS15 with bad traffic.

Don't see a solution to the traffic issue unless they eventually connected this area to Sunway Mentari which might bypass the roundabout jam.

I think it will have a better potential if there's a closer collaboration with SJMC either on outpatient care, assisted living and etc.
