Speedhome, for a start, is great for tenant. Why? Zero deposit. Using an agent requires you to pay up to 4months rental; 1st month rent, 2months deposit, 1 month utility.
For landlord, it depends on your luck.
Most tenants that seek zero deposit, typically have not much savings in their own saving accounts. Speedhome is great for them to quickly get a new place to stay. Worst, if they are foreigners.
My experience was with a foreigner. Has zero credit history in the country. Speedhome allows him to stay despite that.
The tenant paid zero deposit. And he left the place without paying any utilities within a month. His reason of termination given to Speedhome was that the facilities do not match his expectations. Despite my best to prove otherwise to Speedhome, Speedhome sided with the tenant. This is all despite the reasons given was really unfounded, like facilities do not match the standard he is expecting (not a 5 star facility)
I have lost a few months without rental due to this sudden movement.
The lesson here is as follow :
- while you drafting the agreement, make sure everything was written in a clear and concise manner
- having deposit is the safest way to protect yourself as a landlord over "credit checking"
This is my own review as a landlord for speedhome. And I have seen similiar ones in other threads, guess im not alone.
