 Property Agents Fee For Lettings, What is the property Agents Fee?

Dear All,
My wife wanted to rent out her property and engaged with an agent.The agent asking for 2.5 months rental+ 1 month deposit as fee.
My question is how much the property Agents will usually charge for the Rental Agreement?
The above said fee is reasonable?
My wife going to rent the house for the 1st time after getting the house key just few months before MCO.
Please guide us.

2.5 months rent + 1 month I think you confuse with tenant. This is paid by the tenant to you. Usually is 2 months rent as deposit and half month rent as utility deposit.

Plus the first month rent which will be the booking fees. This will be taken by the agent as commission.
And need to add on another 6% SST.
For 1 year rental is 1 month rent as commission.
For 2 years rental is 1.25 month rent as commission.

Tenancy agreement fees stamping borne by tenant.

Yes,it's sounds reasonable.I think I have to clarify with the agent again.This is 1st time my wife deal with an agent,so she might confused with that.I'm not either.

Normally charges 1st month of rental.

OR IF
Urgent rent or some special request that may cost higher.

- 2 months rental as security deposit
- 0.5 month rental as utility deposit (if commercial shop/office is 1 month)
- 1 month advance rental
- Tenancy agreement about 25-30% of rental borne by tenant

Agent commission usually 1 month, unless he help u fight for long term tenancy
