Of Course Avantro. Trinity open SAAM unit registration late on January.

any reason that there is so little interest in LYNet on Avantro? it apparently has sold well. or is there another thread?

Hi all, hope I can post my question and get some advices from the experts here.

I am looking for a pet friendly property with budget ~650k (preferable size 800-100 sqft) for own stay.
I am working in Cyberjaya but I only go to office twice per week.

I have visited few projects:
1. Damansara central park (EXSIM projects)
2. Amaya Residence @ Bandar Sri Damansara
3. Luminar Residence @ Federal Avenue by BRDB
4. Alira, Amika, Southplace 2 @ Tropicana Metropark
5. Avantro

From the projects above, Luminar Residence and Avantro are my final choices and I am now in dilemma which one to choose.

For Avantro, everything is perfect (location, price range, layout size, lots of eateries) except I read many bad feedbacks about Chin Hin workmanship.
For Luminar Residence, the developer is good but that area is really quiet. The project is estimated to complete in Q4 2029, it is kinda long to me. There are many unknown future developments in the area too.

maybe you can check Rainforest by Trinity... very near to Avantro... Trinity workmanship seems better than CH...

Which SA ? Avantro's are external SAs whilst Rainfora only have in-house sales team. If anybody other than Rainfora's staff telling you that its too expensive for you, then they are just lying to you so you could buy their project.

We visited Avantro, Rainfora, Ren Residence and Exim's project around this area. Exim is mostly sold out and also the most expensive, the rest are about the same range. We went with Rainfora.

Good question. Let me recall back.

I guess, this is for own stay. So the layout of Rainfora for us, is superior to Avantro, especially the kitchen/yard area. We have 2 young children if that matters.

And I think we also have a better impression of Trinity. We are actually renting in The Zest now, another Trinity project from way back when. Maybe this boils down to good management of the property, but we don't have much to complain here. We actually wanted to buy the unit we are staying in but the owner is not selling and actually we don't have that much free cash tongue.gif

And considering Trinity's recent projects like Pentamont, we feel Trinity could deliver a better home for us. And hearing from others, Chin Hin can be hit-or-miss. Not swayed by their Signature cabinets and appliances XD

Maintenance is the cheapest around the projects we've seen @ RM0.28 / sf, if not mistaken.

They are confident enough that they give 3 year defects liability period, 10 years roof leak warrant and 5 years tiles pop-up warranty, which just gives us more comfort.

When we saw the remaining units of the type we wanted in Avantro, the view isn't great. Either its not the direction we wanted or the view is blocked by neighboring condos.

Some cons is that Rainfora is closer to the masjid, so there are some noise concerns. But (1) we won't be home much during weekdays anyways (2) they are giving double glazed windows which is supposed to help with noise pollution (3) we are in Malaysia, I feel we are used to it + the Zest is also somewhat close to a surau in the PPR area close by so i'm telling myself we can accept it. Lol.

These are some of things I can think of. Will add more if I recall anything. Also realised this is an Avantro thread, if not appropriate do delete / PM me.

I really like the location and struggled if I should go with Avantro, but you know, there are many bad reviews of CH past projects, so it held me back to place a booking.

If its pet-friendly, I'm avoiding it.

Can't stand people with their pets being allowed to roam all over the place, and the pool as well.

There is also the possibility of pet poo + urine being left un-cleared by irresponsible owners.

Pets are PEST spelt differently... it all depends on the House Rules which can change in any AGM/EGM resolution
