I notice that the *First phase* of the Southplace Residences and Shoppes, Is due for completion next year (2024).
(Was this formerly called Residences South?)
Any owners of *Southplace 1st phase* can share on the experience?
Anyone here has bought a *Southplace Shoppe*? Wonder what's the expected rental yield. Should be good considering no nearby retail for the neighbourhood (incl Subang Heights and USJ Heights)
Note: I had to remove some links to the nice YouTube video I found as well as what I observed from the sales gallery because this post was reported as spam? Why is it spam?

Passed by the gallery again just now, the Southplace Shoppes bookings are really filling up, vs the last time I was there. Hope some owners will share here soon on their experience.

Will most shops be F&B?
I believe the anchor tenant is still Mercato. From the sales speech of SA, there will be some F&B outlets. Can't wait for the southplace shoppes to open up.

Should have many F&B, Malaysians adore fine dining through the day, places with many F&B choices will be best seller.

They also say there'll be al fresco dining
Are the people in the neighbourhood (USJ, not just within Metropark) looking forward to these retail shops opening? Saw from the sales gallery that the LG shops all sold and L1 shops almost sold out.

Checked out the gallery today.
Southplace 1 left 26 units out of 656 i.e. 4%, meaning 96% take-up rate.
For the Southplace 1 shoppes, LG: all taken L1: all taken except 3 L2: near half taken

May go for shoppe 2 retail units.. still got plenty
the attraction here will be the central park for active lifestyle
Went to the gallery today, suddenly quite many units of Southplace1 bought since my last visit end August. Now only left 8 units so the take-up rate is over 98% it seems. Likely these recent buyers are those looking to buy units that will VP soon (expected Q2 2024) together with the SP1 shoppes.
