 The Era Residence Worth Buying?

Hi guys, I am not a scammer or property agent ya. Just a person surveying for properties at KL where wanted to buy one. I am visiting those sites and sales gallery as well as need your opinion as well as originally I am not from KL/Selangor. So please don’t report my post 😢😕

Previously I went to Minest Residence at Sentul and yesterday went to The Era at Segambut.

Both are freehold but the difference is one is residential land (Minest) and Era is Commercial land. The Era is slightly high in the price per sqft but location looks good.

Need your opinion on this guys.

-density 6 blocks 2.9k units..need think
-commercial land under hda,so water rate min rm36
electrical can change to residential rate,must submit doc to tnb
-got 2 entry from behind gate and main gate
-location not inside deep segambut,but is near the jalan kuching roundabound which can skip some jam.
-maintenance around rm350+ as far as i know
-facilities too many,some waste money tbh..
-all units got balcony,good.
-price wise 957sqt around 670k
visited their showroom last week..

i think its a semi commercial

my place one elec same charge as residential but water + waste management is commercial

water is ridiculous last time i always get charged the minimal at 6 for single usage but commercial i get charge around rm 25/mth, another tenant staying at my rented property get charged close to 150/mth, not sure what is he doing though

waste management is 20/mth instead of 8/mth residential

That is why I’m considering Minest too, but the area is not good plus the entrance is a bit inside. Beside is DUKE highway. But bigger sqft with fully residential title. Some agents saying the project has been stopped for sometime due to contractor issue and just started back again recently but progress is still very slow.

commercial land can be use as Soho office.
i have seen lawyer firm also use this.

Much cheaper to rent this than rent office in town center.

also can do Air bnb
