Investment Residensi Akasia/Gemilang - Bukit Jalil Taman LTAT, Anyone heard of this recent project?

Recently I have been approached by several agents about a project called Kondominium Akasia/Residensi Gemilang (I think by PPHM, based on my research, the agents won't disclose confused.gif ), heard that it was previously for the gov servants (PPAM) but is now open to the public (anything to take care of? shakehead.gif )

RM400,000 (1200 sq ft)
RM 380,000 (1140 sq ft)

- 3 bed 2 bath
- Siap bina unit, ready to move in
- 580 units
- Leasehold
- 500m to LRT
- 1.2 km to Pavillion 2 (Bukit Jalil)
- Pool, futsal court, community center etc..
- Comes with free SPA Legal Fees, 2 side-by-side carpark

The price per sq ft seems not bad for the area, but not expecting too great of its furnishing, it appears to be like a low-medium cost apartment as compared to the surrounding projects, any otais here heard of this project? rclxub.gif

I am planning to visit the unit, as a first-time home buyer (Sole prop), any advice on what to keep in mind during my visit? icon_question.gif

Thanks for your advice. Besides that, are there anything to take care of for this kind of unit/developer? Or as a first-time buyer (Sole prop)? Here are a few to ask during my visit:

- Booking fee refundable
- Residential/Commercial
- Maintenance fee
- Service lift/lift units
- ADPL
- Loan margin/banks

for me, it's consider a low cost apartment, but not low until like PPR. its actually near to alam sutera LRT, maybe within 1km distance.

if you dont mind to go moderate lifestyle and just wan a house to stay at BJ area, its actually ok i can say that.

however, for me, i canot withstand my facility in the future will become sunway lagoon.

Not sure, PM which units still available? Corner units are 1200 sqft and the rest 1140 sqft right?

I get your Sunway Lagoon reference, when I visited my friend's rumawip notworthy.gif still considering this or rumawip. Heard that rumawip harder to loan for sole prop right?

Is this something similar to rumahwip? Does this have locking period like 10 years cannot sell and not able to rent out

From the image, the project site is located at the KL border.
Alam sutra is at Segor.

The 500m to LRT stn maybe measured using radius.
Speaking on walking distance to the alam sutra lrt stn, it is more than 500m. It is easily 700m.
Sweat if climbing up the sloop from lrt stn.

I already bought one unit. 400k 1200sqft.
800m distance from Alam Sutera LRT to be 100% exact (Not straight line).
This price is really cheap for 1200sqft
