I think it is, but I am sure at the end of the day, they will still sell well because Exsim got some die hard fans and some very gung ho agents.

My point is this project is priced at 380k because the facade looks like an apartment and it is not really within walking distance to LRT and Pavillion BJ. Cannot expect similar facade and facilities like Exsim condo.

I think he got confused with the Residensi Aman Jalil behind. That one high density with >200 units per acre.

If this project 580 units over 10 acres also consider high density, then cannot find any other low density project in Bukit Jalil anymore.

Ya, for those that don't mind walking 800 meters to 1km, no doubt it is actually walkable to both Pav2 and LRT. But I won't say it is within walking distance, if not later some people will start saying I am an agent laugh.gif

1km is for Block A as it is further away from condo entrance, unless people don't mind jumping out from the fence...

In BJ all got car no need to walk but this is truly less than 5 mins drive not like some bs agent over claim for other projects

Ya, even use car also won't be as far as the 2.2km shown, because there is a road directly to the car park. Unless want to drop off people in lobby la. Just shows that google map might not be right all the time.

Ya, this developer is like I sell u cheap cheap, but bare unit, no rebate, no discount, must use in house banker. Actually it is good, filter out all those speculators that can't even afford the downpayment.

Lol, please compare apple to apple. From what I know, condos within walking distance to Mines and KTM only have Astetica and the Heritage.

Astetica is ~500k for 1200 sf.

The Heritage is already old condo and some more still under master title if I am not mistaken. Very few banks want to give loan hence property price suppress.

BJ also generally a better address than Seri Kembangan.

Ya, I think all those tentera that are interested to stay in BJ already bought the apartment few years back, and they are not so into property investment, hence no take up this. Once opened to public, within 2 weeks, all good units taken up.

Haha, if your pocket deep enough, can look for freehold beside Pavilion or beside the golf course at double or triple the price. We M40 only, cannot afford those high end condos.

I booked a corner unit at Block B facing the back, still waiting for loan approval. I wanted to wait for loan reject units, but the agent says price will increase 20k starting April (not sure how true is this). Maybe next week I will check with agent again see got any nice unit released or not.

My facing back means facing all those new condo lo. By the time I went, even for Block A, those with Pavi view (including unit 13) all fully booked.

I am getting it for my parents, hence walking distance to entrance also one of the consideration.

That is why I put the bracket "not sure how true is this". I believe bumi units price will stay the same. If there is an increase, it will likely be for non-bumi units.

I booked B-16-16, so ya facing morning sun, which is still better than Block B unit 13 (facing afternoon sun).

My parent still can walk, just sometimes have knee pain if walk too much. Connecting bridge not an issue for now. After they can no longer walk, either move to landed or move back to kampung.

Hits at a small angle only and mostly at living room, should be still bearable, better than hit all 3 rooms. It is not the most ideal unit, but not many units remaining and my wife and parent believe in feng shui, which makes the unit selection even harder.

I don't know can or not as this is not a typical open market project. All the units from ground to 6th floor are designated as bumi units, which is another reason why the bumi units are slow selling.

Do you know why the Heritage is so cheap now? 10 yo property, still under master title and the developer is in liquidation = good luck getting loan!

Moreover, leasehold remaining 68 years only, so even if can get loan also will be shorter tenure.

Even if you cash buy now, will be hard to sell in the future as new buyer will also face issue getting loan.

Master title under developer name and developer bankrupt. Cannot get developer's consent to transfer title to own name, so need to deal with the liquidator and the process will take years. Most banks will not give out loan for this kind of property as they see it as high risk.
