anyone experience. how long to remove caveat ?

btw is it possible several people put private caveatsss in 1 prop

on the POS it listed several registrar and private caveats. what could be the problem of this unit?

You need to solve the problem that caused the caveat to be placed on the first place, if no solve the problem how to get it removed?

I have not dealt with such a case before, but macam very difficult, a long and winding road.

Then current owner and whoever place the caveat win
in the end, bank lose big if all auction props got caveat

Got caveat = Bank wouldn't disburse loan = Can only buy cash.

To apply to court to remove caveat, paling cepat 3 months.

One must settle balance due within 90-120 days.

Easily 2-3 months depending how good is the lawyer and if the party who put the caveat willing to withdraw or settle.

One of my clients got into this problem previously. Her company owed some $$$$ with a supplier and their lawyer sued them and put up a private caveat on the property which is under a personal name.

In the court case, the supplier lost because the amount owed is from a Sdn Bhd company and the business owner is not liable because company and person are separate entities. The company's name is not on the title.

In the end, the court removed the caveat and the buyer's lawyer quickly transferred the title out. Worried later the supplier may appeal. They tried to appeal twice but lost.

Sneaky fellas.

So next time, any business involving huge sum please use Sdn Bhd. Never use enterprise because it has unlimited liabilities.

The lawyer who fought the case won. The pesky supplier's lawyers were a bunch of rejects abusing the court process to please their client.

Depends, I recently had one case where lelong unit owned by company who default loan, in the midst of winding up.

Liquidator enter a caveat to protect creditor interest, buyer conduct land search saw got caveat, argue bank cannot sell until caveat removed.

Whole thing is a mess. Case has dragged for 8 months already.

And yes. Anyone with caveatable interest can lodge a caveat on the house. So there will be multiple caveats (Trustee caveat, land registry caveat, bank caveat, buyer's caveat etc)
