Depends, I recently had one case where lelong unit owned by company who default loan, in the midst of winding up.
Liquidator enter a caveat to protect creditor interest, buyer conduct land search saw got caveat, argue bank cannot sell until caveat removed.
Whole thing is a mess. Case has dragged for 8 months already.
And yes. Anyone with caveatable interest can lodge a caveat on the house. So there will be multiple caveats (Trustee caveat, land registry caveat, bank caveat, buyer's caveat etc)
