thanks to those so called property GURU, now ah dog ah cat also can become kononnya professional sale agent. outside wear smart, but brain has no idea what they are selling.day and night carrying slogan, wan become rich, just follow my lead !

Bukit Serdang has an ongoing foul odour issue. If you drive along MEX, you'll definitely smell it. I don't know what better living you're referring to but it's definitely not better air quality

Yea always give misleading info after sales service than bye bye that’s why I always like to direct deal with developer sales staff is better

Yes, usually I will get enough info from outsource agent and approach directly with developer sales staff if I'm interested to purchase.
Some of the developer's projects does come with referral program (ranging 1%-3%). If you buy from outsource agent you get nothing but if you got friend/relative bought the product from same developer before, you're entitle to split the referral fees. At least you got this hot money to warm up your pocket rather than fattening others. flex.gif

Don’t be fooled by these advertisements like BJ North, Puchong South, Damansara North, Subang South gimmicks
Property agents nowadays are very irresponsible to mislead house buyers with all sort of tricks and lies, Bukit Jalil South refers to Bukit Serdang in general, in other words, JB and Melaka can also be considered as Bukit Jalil South.

Fyi, in the next 100 years, no more landed house will be built in Bukit Jalil, remaining lands are for high rise development.
The next best of landed property proximity to Bkt Jalil is Bandar Kinrara, new launching double storey is around RM1.35mn.

Bukit Serdang does have some developments of 3-storeys landed, and the price seems reasonable, the question is why such a location (10 km) from BK can fetch a decent price, cheaper than Bdr Kinrara?
The environment and surroundings are not properly planned, if you don’t mind traffic jam and the less “organized” residential community, can buy (if the property is ready)

About 20 years ago, no developer will show in their advertisement mentioning Bukit Jalil, Puchong words
When after a place has upgraded to CBD status, it does upgrade the image simultaneously
I purchased my 1st house 25 years ago, all the brochures only mention how long it takes to reach PJ and KL.
I even saw a development stated 17 mins from Cyberjaya, that almost make me fainted, Cyberjaya cannot be considered a CBD yet

Don’t trust the “distance time” mentioned in any advertisement, all misleading, for instance, developer will say Bkt Jalil can reach KL in 6 minutes, this is provided that you can drive 160km/hr all the way to reach Shamelin (KL) at 3.00am in the morning, I tried before, possible but not realistic

257 is actually TPG but market as KK. says 2km from Gamuda walk but is 5km. SA ckp, byk org anggap TPG as KK. i was like, blh anggap ke

BSP21 is dengkil but market as USJ south

Bt Serdang market as behind Bt Jalil
