 can developer increase house price in short period, 100k in few months

recently i found one new housing development, was advertised at 500k, when i went to office, i was told price increased 100k just in 3 months. can developer naik harga suka-suka hati? does it against any rule / regulation?

second question, i went the office this evening, the advertisement of 500k again just published in mudah.my by developer. how can they manipulate price like this?

please do enlighten me..

of course they can, up to them how much they want to sell.

500k could be for cheapest unit after rebate, which is already sold out.

Usually proper developers doesn't do this. On the brochure there's price list range on the bottom usually. I'm assuming this is some small fry developer?

Yap, only less than 100 units offered. These are last five unsold units.
No brochure. I guess there is no law on this matter.

Usually those price manipulated by agent on various property website

Example is 350k they put 1000sqft 3 bedrooms but thats actually 350k for studio unit and 1000sqft unit is different price

Or they just put 400k landed new launch puchong but actually its either no puchong or its 800k

Every housing developer must apply to KPKT for approval to put up advertisement.

At the bottom of the advertisement, there must be small notes with all the mandated info.

Check for the type of units for sale, min price, max price.

Developer cannot sell over the max price, at least cannot put it on a standard SPA.

If they want to sell something over their advertised price, they usually collect a certain sum undertable or make it a subsale.

Ask from developer's office lah.

If don't have, you can report them to KPKT.
