U can still DIY add more lighting.

Just get plaster ceiling saw, some wiring for looping and cutter to cut the metal holding plaster ceiling (if any)
purpose to skim wall is if got uneven wall. u dont need to skim if its good.
*
yes, normally new home will have uneven wall but not noticeable if white wall without lighting

after painted to other color(light color) with lights on at night, the uneven wall is very obvious that i want to skim it again

Didnt do copper and drain outlet for aircond. Only do wiring lol
Floor tiles deep cleaning and polishing before move in

What's the reason for wanting to deep clean tiles? Need to mop frequently during the initial stage after moving in?

this is quite annoying actually, especially when u look up the ceiling, it's like waves, need to force contractor to skim and smoothen it, in the case adding fluted wall also will be balanced out

after reno complete, no matter how u mop there is still dust unsettled, deep cleaning is hiring a team of ppl to do wipedown on every inch of the house, including L box of plaster ceiling and they will clean it thoroughly, price can quite steep depending on size and height of property

1) If doing any extension of area to existing footprint - don't save on the piling. The pad footing foundation don't work, after the raining season, the newly extended area will set differently from the existing area build by the developer, the crack line on the joint between the extended wall will appear.

2) Kitchen cabinet for the sink bottom , just leave it open without any cabinet door. The area is subjected to high moisture condition, eventually the wooden cabinet will subjected to the mold growth.

1) demolish and re-do if possible, to prevent this joint back problem
2) can do aluminium kitchen frame and door with tiled walls

Definitely need to redo but most likely when the unit is vacant because the piling work & wet work need at least 3-4 months without labor shortage issue.

but you do need to apply right if it's an extension ? iinm, if extension for kitchen macam no need, but if go all the way up to 2nd or 3rd floor, need to submit drawing and get approved by local municipal, concrete cooling off period at least 9 to 12 days

Still need to apply permit for renovation even if it is single storey.

If 2 storeys & above need building plan submission.

Trusting developer's panel to handle the renovation.

Because most of the time these panel is a new company setup by their heir/relative who probably do not have much experience in this field and they chew up more than they could swallow resulting in super slow work + low quality workmanship/material used.

imo, 2 types of contractor

1) con or quit after certain %
2) con as in workmanship/material, see how much convenient to them

this time i do most purchases myself, edit my own floor plan etc, time consuming but at least i know what im getting

(1) Tried to cut corners when it comes to electrical and plumbing services for building a new house. Contractors subcontracted these work to people with "experiences". As a result, the water pipes burst twice, the electrical lines were broken, and the air-con piping was damaged due to hacking for rework. Now, I am concerned about the wardrobe cabinet.
(2) Neglected to verify the dimensions of the washing basins intended for the bathroom, which led to the construction of a 150mm wide box-up. Consequently, only 330mm remained for the basin area.
(3) Did not carefully consider the end results wanted and have too many VOs. Initially intended to retain a portion of the old house, but later discovered that the ceiling height was inadequate for this purpose. This resulted in a waste of both time and money.
