 Getting Rent Payment from Zakat

Hi,

Anyone has experience where the tenant doesn't pay you directly, but Zakat pays for the rent & deposit ?

any pros/cons ?

Make sure you collected deposit etc from your tenants before hand.

As usual, normally it would take some time for you to receive your payment as it involves application and such...

But after that, you will get the payment.

From my last experience, normally tenant need to renew their application every 6 months, and if not mistaken Zakat will pay you the rental one shot 6 months altogether. So tenant need to renew their application before the 6 month deadline to avoid delay payment.

There is also a max limit about the rental fee Zakat will pay, if not mistaken about RM600...meaning if your rental fees is higher than this RM600, the additional offset will need to pay by renter to you.

Of coz that was like 4~5 years ago, so I have no idea is there any changes now...

Tenant should had explained how all this works to you...

It might be a signal showing it might delay rental payment in future.

simply any ordinary working people cannot get??

I think it is not only for hardcore poor, but those that fulfill the criteria (saw this @ https://www.maiwp.gov.my/i/index.php/en/jen...a-rumah-bulanan ). I guess those that earn a lot but with huge expenses will also qualify.

Let me talk to agent about this when I meet up.

Zakat actually not only available to poor people...

If your tenant newly convert to Islam then he is mualaf, and as a mualaf he also entitled for Zakat for 5 years starting from the date he converted.

just to update. I have spoken to the agent.

1) Zakat will pay deposit for the rented-house, and this is only paid once per zakat-applicant lifetime (zakat pays direct to house-owner). So if zakat-applicant screw up the house and lost the deposit, zakat will not pay it the second time (if any, house-owner will need to return deposit direct to zakat)

2) Rental agreement is signed between zakat-applicant and house-owner. Zakat will pay a certain 'approved assistance' amount (direct to house-owner), and any extra will be borne by zakat-applicant.

3) Zakat will pay monthly direct to house-owner's bank account between 5 - 15th of the month.

4) Zakat-applicant will need to renew their 'assistance application' from zakat once a year (which is usually approved)

5) Zakat-applicant which I met, isn't hardcore poor, but needed help as the pandemic made things bad for a lot of people. I think zakat is doing a good job by giving those who really need it a helping hand to get them back on their feet after the pandemic.

1. collect deposit from tenant.
2. Zakat will bank in money direct to acc on 7th each month.
3. Once a year need to go sign and apply.
4. tenant need to pay the different . e.g rental 700, zakat pay 600, tenant need to pay 100.

hope it help. basically no issues at all, better than many tenant not pay prompty. this once , sure you will get payment from Zakat, for tenant portion, depend on tenant.
