I have actually read the entire 24 pages, but there is no conclusive answer on the potential growth.
As this area is mature and established, i was wondering that if there is any future development that can help "boost" the area price as it seems there are less land around this area for future development ?

My concern is cause as time goes by, there is no hype effect nearby and it will slowly dies down then our property gain will become lesser. Kinda like calculating exit plan for worse case scenario
*
Sometimes the so call "future development" in not "boost" but damn the area price.
Such as Aurum is the "future development" to 8Stellar and eventually block the 8Stellar KL view which sold at higher price previously.
And, the piece of land in front of Aurum KL view, may another "future development" to block Aurum KL view.
Plus rumawaip at the side, who know end up "future development" at this area become BBB rclxub.gif lol
Not to mention yet, the road to MRT station is only one lane and narrow, nobody can guarantee it will flood with cars park all along this road when all these "future development" are completed with few thousands unit houses.

Large chunk of the MOT is coming from the stamp duty due to LHDN to transfer the strata title from developer to your name.
Is the developer willing to subsidy the stamp duty fee or the lawyer fee for MOT?

MOT is subsidi by government not developer, and is for 1st house buyer until 2023 only.
For this project, developer only covered legal and loan agreement fees.

It should be loan agreement stamp duty, which is 0.5% of your loan amount.
