 Property for ownstay, Budget RM500k

Hi,
I would like to buy a house for ownstay and my budget is around RM500K
The location I'm looking for maybe around Puchong, USJ, Subang and even KL is fine too.
Prefer if the location is near LRT/MRT. If not, it's fine too.
I don't want to be too far from Cyberjaya (working there) and wife is working around Subang Parade.
I need advice/suggestions to buy which area/property.
Sorry, this is going to be my first property and I'm very new at this. Thanks in advance

Yeah because of the place being "strategic". A lot of nice food, everyone will pass by here, got LRT park and ride and more.
I'm open for suggestions for other location.
I'm currently renting at Puchong. Puchong toll area is really crazy at 6pm onwards bangwall.gif

Like other forumer mentioned USJ would be a better bet. Pucheong based on where you and wifey work is convinient but USJ bit more peaceful think near USJ 1.

I think u can look for Bukit Jalil area
Try to look for subsales of Casa Green & Kiara Residence 2, walking distance to LRT
I'm now staying at Bukit Jalil and working at Subang Jaya, normal working day take me driving around 30-40min, or 15min on weekend
And to Cyberjaya is straight forward, just use MEX highway will do, about 30min driving
If need more info at this area, can pm so that I can ask around my neighbors who which to sell their units. Thx

How about Mutiara hilltop Puchong?

Completion around end of 2024.

The amount is around 500K ++

I've bought an unit there under rumahwip Aman Jalil, which the developer is also the same Gaya Kuasa
The Main-con is Pesona Metro which is an established public listed construction company, the workmanship shall be not bad
Ren Residence is the 2nd phase and open for public

I've seen projects around that area too. I personally like the design, even 1 of the layout looks good. Architect is GDP. Contractor for this project is Alphazen. Ive also surveyed their previous projects. All ok!

However

Im afraid the small hill there will be too dense with many upcoming projects. To name a few, Bintang, Mercu Jalil, Aman Bukit Jalil & LTAT. All these projects in the future will only have 1 road to go out.

To make it worse, if you are heading to bukit jalil stadium direction (or Astro), you will need to use a 1 lane tunnel in front of Pav BJ. I cant imagine if there's 1 car that break down in that single lane road, what can be worse than this. Well technically you can go towards Puchong direction & make a u turn at Kinrara's traffic light, but during peak hours I would prefer not to.

Another inconvenience that I found out during my visit there was the school. Yes, its an international school, definitely will bring up the property's value, together with Wellness city & technology park new phases. But when i was there for site survey, i was stuck in the jam that built all the way up to the school's entrance. Its gonna be inconvenient if I return home at this hour.
