Property Investment during recession, which kind of

Hi,
Looking for thoughts on finding kind of property that provides highest yields/returns (in terms of rental income and future growth), specially during this time of recession ?
Is it flats/apartments , low cost high rental ? Or Auction properties ? Planning to take it on full loan.

Thanks. auction property but hard to find right one. u need to spend a lot of time researching the area and property

Btw, generally, what's the range of rate of return as a rental income ? is it 3-8% ? In KL

For auction properties, you either need a very reliable agent to help you during the auction or you need to do a fair bit of groundwork.
Sufficient cash in hand is a must to cover the outstandings etc etc
|
