Recently looking at some gamuda land's project, was wondering how is this developer doing comparing to others? I have a property from SPSetia, and the workmanship is terrible (not what people expected). Any one like to share something?

which Gamuda properties are you looking for?

All developers are pretty much the same. End of the day, it all boils down to a bunch of Indonesian and Bangla onsite workers supervised by someone.

Gamuda Land invested in IBS and use IBS for their township development. Gamuda digital-ibs

Sime Darby and UEM Sunrise quality is better

I think they r gud, bcos I have a unit in Gamuda Gardens landed. Was worried last time township so faraway but after buying the Phase 1 Agalia and seeing the township come about nicely, no regrets

Heard sime darby development got crack and leaking issue, no?

I guess UEM better. Town development maybe Gamuda wins but not sure on house quality.

So far KK and Botanic looks good for me if want to look at their previous old development.

Latest should be Gardens and Cove

Not sure but that is from my own experience with the three developers when I purchased properties.

Township : SD and Gamuda better

House quality : UEM better than those two

Based on 257, Elmina and Symphony Hills

got the courage for launching interesting concept, but lack the execution. Build quality on par with contemporary. Had its share of high profile failure in its earlier project. Recent project seems to be more organized but also tend to overprice.

Gamuda is AA in my rating, only a handful of developers are better, I mean in terms of product quality and future appreciation
Every developer’s product positioning is different, but all have the same target, which is maximizing the profit.
However the game plan by big, average and small developer are different
Big developer like Gamuda is very strong in infrastructures, hence their strategy is to look for remote area and build their property, outskirts area land cost is relatively cheaper, so they have higher budget to focus on building quality, great infras and landscaping

Ex SP Setia (Tan Sri LKS & EcoWorld) focus on township design and landscaping, while building material is controlled by them instead of main contractor, the quality is really sucks, use the cheapest material, for large development project, the best quality should be I&P, Bandar Raya, Gamuda and E&O

MS have once launched 40 projects at one go, local and international , even more than SP Setia 35 and Sime Darby 32 in 2012, SP Setia and Sime Darby were Top 10 (The Edge) while MS was not

I follow this award selection since day 1, pls spend some time to read the 1st issue of The Edge where it clearly spelled out how they judge each and every developer, almost 15-17 categories under the marking system, although there are some areas I am not so convinced but it was the most objective parameter set.
The Edge’s assessment team is quite professional in rating those developed, if you read the content, it breaks into 2 categories - quantitative and qualitative, although it still have some bias marking, but so far this is the most transparent and accountable property awards assessment I ever seen.
I personally reckon The Edge Top Developer Award the most prestigious and trustable.

There are still many recognition award in property industry, some are really bad and bias, just pay to receive the recognition

This is what the sales agent told me. For Gamuda Gardens cannot get 90% loan because bank value the property lower than developer. So i became a customer of sime darby instead where banks give 90% loan except for 1 because they know of the rebate.

I enquired and visited Illaria in GG back in 2021. Now new launches in GG are more expensive thus i believe that the situation of "overprice" remains but I may be wrong. Generally Banks are still very conservative of the market pricing of new launches.

bank value is based on real estate valuer on actual
whereas Developer is based on own profit margin
