I advise don't buy this type of land ownership. Bank loan cannot do because bank unable to hold the land as collateral. Agent also cannot do anything because he really got no power to do anything. That's why all the risk pass to you the buyer.  Once agent get money he don't entertain you already and don't care whether you can get the land finally in your name or not. The owners of the land also can't do much even if they really want to help you put the geran name as yours. There's certain sekatan kepentingan written on the geran. If you got time bring a copy of the geran to pejabat tanah and ask the officer there. Maybe they can tell you clearer.
