Mah Sing bina rumah mampu milik RM250,000 di Puchong

KUALA LUMPUR: Mah Sing Group Bhd bakal membina rumah berharga RM250,000 di Puchong, Selangor sekali gus membolehkan pemaju hartanah itu mengembangkan portfolio perumahan mampu milik di bawah siri-M syarikat.

Penganalisis MIDF Research, Jessica Low Jze Tieng, berkata projek hartanah mampu milik itu akan mempunyai keluasan 552 kaki persegi, 769 kaki persegi dan 1,005 kaki persegi.

Beliau berkata, projek hartanah mampu milik itu juga adalah strategi pengembangan projek siri-M kumpulan di Lembah Klang.

"Pembangunan dua bidang tanah di Puchong dinamakan M Terra dan M Hana dirancang untuk menjadi tambahan baharu kepada siri-M.

"Strategi itu juga dilaksanakan selepas Mah Sing secara positif membeli beberapa tanah baharu bagi tujuan berkenaan," katanya dalam satu nota penyelidikan, hari ini.

Jze Tieng berkata, dengan nilai pembangunan kasar (GDV) bagi kedua-dua projek di Puchong itu adalah RM726 juta, ia diterjemahkan kepada kos tanah yang menarik kepada nisbah GDV iaitu 11.8 peratus.

Beliau berkata, pembelian tanah baharu itu juga adalah sejajar dengan strategi pemulihan pantas Mah Sing kerana jualan dijangka mula dibuka pada separuh kedua tahun ini.

Mah Sing melalui anak syarikat milik penuhnya, Supreme Springs Sdn Bhd dan Legend Grand Development Sdn Bhd mengumumkan pembelian dua bidang tanah dengan potensi GDV kira-kira RM726 juta berharga RM85.86 juta.

Dua bidang tanah berkenaan yang berukuran 3.32 hektar terletak di Puchong Perdana.

Supreme Springs memeterai perjanjian jual dan beli bersyarat bagi cadangan pembelian tanah (bidang tanah 1) di Puchong Perdana berukuran kira-kira 1.55 hektar berharga RM40.19 juta.

Manakala, Legend Grand membeli tanah (bidang tanah 2) dalam kawasan Puchong Perdana, berukuran kira-kira 1.77 hektar berharga RM45.68 juta.

Kos dan perbelanjaan berkaitan dengan cadangan pembelian itu akan dibiayai menerusi gabungan dana dalaman, pinjaman bank dan/atau hasil bersih daripada penjualan tanah belum dimajukan seperti yang diumumkan sebelum ini.

Sementara itu, TA Securities dalam notanya pula menjelaskan bahawa dengan harga jualan indikatif RM453 sekaki persegi, harga rumah yang bakal dibangunkan di M Terra adalah lebih munasabah berbanding pelancaran baharu lain di Puchong, kecuali RUMAWIP.

Katanya, urus niaga itu menzahirkan tumpuan kumpulan untuk membeli tanah perdana di lokasi strategi di kawasan Greater Kuala Lumpur, Pulau Pinang dan Johor bagi mengembangkan siri-M.

"Pembelian terbaharu ini akan meningkatkan simpanan tanah kumpulan kepada 1,925 ekar dengan baki GDV keseluruhan RM21.9 bilion.

"Kumpulan berada dalam sasaran untuk memenuhi sasaran jualan RM2 bilion dan menyasarkan jualan minimum RM2.2 bilion bagi 2023," katanya.

Ouch. If you take away their arguably fancy facilities then it’s just a low cost flat.

Buyers really need to change mind set. These properties really aren’t for profit. Breakeven is already very good.

Depends on how far back you want to look at. Some of their early projects 15 years back like Aman Perdana, Garden Residence and Kinrara Residence actually not bad. It started going downhill when they get too greedy during the 2012-2015 property boom by pricing high density development at future prices and of course delivering shitty products like the Icon City.

almost all the original water tank and piping leaks in aman perdana, which ruins the plaster ceiling. not sure if it counts as "not bad"

Merely commenting from price appreciation point of view, and not bad doesn't mean it is very good. I don't stay in any of the projects, so can't comment on their quality.

What is the difference between those rumahWip/selongorKu affordable M-series at 300k vs this mampu milik M-series at 250k?? What the 50k in difference?

Is it this 250k series what we call PPR?

Govern by different kementerian isit?
