Hai... Any house owner interested to declare their house and get proper CCC certificate ? This is for the house owner that had already renovated their house without a proper MPAJ approval permit and drawings. MPAJ is only doing this once every 2-3 years. Applicable for houses within MPAJ area only.

Benefit of getting proper CCC and as built drawings.
1) Property value can increase and chances to sell the house is much easier
2) Can apply for house (building ) insurance (fire and flood)
3) Higher value for Refinance / revalue of asset .
4) Less troublesome in sales and purchase transfer to new owner. (in terms of documentation)

Example : ground floor - rm 14 for every 9 msq and 1st floor rm 12 for every 9msq

Payment to MPaJ is something like this
Minimum - gfloor rm140 and minimum f.floor rm120 - plan processing fee
Penalty pemutihan - penalty imposed 10x amount of process fee plan
Total 140+120 : rm260 x 10times : rm 2600.00. ( this is last time I did ya for one of my clients ) plus few rm++ for MPaJ digital scan …


The rest are those forms and consultants to finish up and endorse..and the consultants fee

But make sure house is within the boundary line … if still the house is within boundary line still ok.. if exceed boundary then need to demolish or dismantle the exceeded area …. Boundary line ya not Buidling setback ….

thanks, i think mine less than the minimum, so should be RM2.6k; still within boundary line, still got 10ft setback

what about consultant fees, drawings, etc - how much would that add up to?

Depends on the site condition and the availability of your documents as well … if required measured drawings / on site measurement , documents not complete thus required to do carian rasmi at MPaJ …etc ….

It is almost ended the pemutihan … December 2024 … but can ask MpaJ if there is an extension on this pemutihan or not … normally they would extend .. but better ask the officer first …

Price is reasonable..
question
1) Why need supervisor signature ? ( no need )
2) you have the original cf / ccc ? If no ccc cert ..the guy need to go for CF / ccc search at MPaJ
3) if no CCC , need to attach the MPaJ report along with the Surat akuan sumpah ( need to go see commissioner of oath ) ( does this price include ?
4) the price include printing ? He or she may need to print several times … I submit 2 of my clients .. last month … both like need to amend and revised several times based on the officer comments ..
5) Borang kebenaran jiran .. ( approval from neighbour of the extended area .. ) need them to sign and approve .. left , right and back neighbour
