 Queries about Gated & guarded landed houses

hey everyone, at the moment I have 2 questions in my head:

1. I was reading whether there was any difference of G&G between strata landed houses and individual landed houses.
And so far I found out if it was a G&G individual landed house, the authority could erect any physical barriers (boom gates etc.) at any time because it is not mandated by the law. But for strata title house, the authority cannot do so. Is this true?
If it's true, for security purpose, should i just ditch any G&G individual landed houses or the odd of authority erecting barriers is just closed to zero?

2. Reading the past lowyat topics regarding how pointless G&G (dated 8 years back), just creates a doubt in my head whether it's worth to buy G&G houses as they are 100k-200k more expensive than residences without guard/guard house only but no gates surrounding the residence, so.. is there a way to evaluate the G&G before buying the house?
so far the only evaluation would be the process during registration as visitors, material and height of the fence/gate surrounding the residence and number of cctv, am i missing anything else or im just too paranoid about this?
(what's the normal standard nowadays during registration as visitors, material and height of the fence/gate surrounding the residence, number of cctv?)

my previous rented condo all the security personnel is malay. most of them just sleeping while keeping the barrier open. sometimes mia or just lepak drinking coffee. After we made lots of complaints now change security company, all staffs is Nepalese & very hard working doing rounds, check up, etc.
yup, I believe most of g&g is community powered. just need to get a good security company & staffs.

I dont think the diff is so much for same taman.

ah sorry, didnt mention the locations, so:
no guardhouse, desa 13 bandar country home, around 400k (excluding recently renovated)
with guardhouse, not sure if it's fenced/gated, around 450k (excluding recently renovated)
with fence/gated & guardhouse & clubhouse, at M residence 1, around 550k-600k (bare unit)

u looking for subsale house.. it is much easier as u can see the condition/surrounding of the housing.. go have a visit few times.. join/chat with the owner there for more inside info..

if u more concern on safety, it is worth to spend extra for GnG.
if u more concern on money, it is ok no guardhouse, just put extra safety in your house only depending ur budget.. eg. cctv/ grill/ siren/ spotlight..

for the houses u mention above, i don't think they are same size. if not mistaken M-residence offer bigger unit..
