1. Sertu not samak. Samak is the process of cleaning the skin of animals (for example kulit lembu)
2. Non-halal ayam haram dimakan but not considered as najis besar. Only najis besar kena sertu.

Yeah it is a common misconception, even many muslims dont know the difference. But in this case I feel macam the MO might be non-muslim.

Hindus doesnt have beef cleansing procedure if there's a contamination, at least not that I know of. Can simple wash and reuse.

Muslims have special cleansing procedure when it comes to najis berat.

So in this case, either perform the procedure each time, or have separate pit is ideal solution. I disagree with banning non to use the facility entirely, but if that is the house rule that has been voted on by the building JMB/Resident, just follow la.
