Actually, a lot of people keep saying it's dead mall, have you really been there recently?
I guess if want to evaluate OneCity, have 2 or 3 components ba if add residential
1) Office - In terms of office use, I would say it's quite healthy, and may even be successful? From my weekday visit (Before NSK opening ya), B1 is fully parked and B2, is like 70% full, I needed to actually round a bit to get a parking. Lunch time there, plenty of office workers eating at the shoplots in The Place there. With NSK opened, I haven't been there during weekday la, but I'll say it's very likely B1 and B2 parking is full, with potential spillover to B3.
2) Retail component - Two areas la, The Place and Skypark, I'll exclude the Square, as its retail component seems minimal and they're mostly used residentially?
The Place - Bizmilla and the used car seller is the strong anchor tenant there, these two already taken about 70% of the floor space (Bizmilla alone taking 50% of it, from just fully occupying the top 2 out of 4 floors) while the used car shop taking in 70% of the first floor, Bizmilla is pulling good crowds every weekend. Just from Grd floor, 2nd and 3rd floor occupancy, The place is at minimum 75% occupied. 1st floor is like 30% occupied with some genetics misc shops around... overall I think 80-85% occupancy.
Skypark - Can't really provide good estimate of the office floors, as they're not accessible, but the first few publicly accessible floors have noticeable occupancy improvement too. With the reopening, hope to see more restaurants coming back to their rooftop area, that'll be a good boost. But as the skypark office component, we can estimate their success from the parking lots utilization during weekday.
Shoplots around these two buildings, are also very well occupied, the MBSJ parking are usually full with plenty of double parking during weekdays, a very good indicator of the success/vibrancy of their Office/Retail component.
MCT Tower - Can't really say too much about it as we can't really go inside, but seems like DHL is still there. can only guess how well occupied this tower is from their carpark occupancy, which as described, is actually quite good
3) Residential - Not too much to add here, but I take it is okay ba, as fully sold out.
NSK One City is actually much bigger than what I was expecting, it goes all the way from Skypark, The Place and The Square in B1.
If you haven't been there for a while, I think it's good to check them out again, hopefully some good FnB can take up the rooftop units again, and the entire place will be a great crowd puller again.
My office is at One City. Since NSK open, been quite hard to find parking at B1 and B2. Only the Square area still kinda empty. That changes in weekend though when nearly all parking are full..... with Bismillah also included.....
There is also a church under construction on the top floors of the Place. From what I heard, gonna be complete by end of the year. Now imagine the weekends when it's done.......
