Thank you for your insight. You provide good suggestion and i think thats fair to both of us.

The reason why i am willing to negotiate is i want to avoid conflict with him which result to my property being destroyed by them. At the moment he still have the access to the unit as the loan belum disburse lagi.

So far my conversation with him still in civilized manner. He promised to get back to me within this week. In the same time, i told him i would not going to hold any legal and financing process as i also has a deadline to meet.

I will check with my lawyer tomorrow and see what are the possible cost if i were not to proceed with this.

If that is your concern, you should have consider that b4 bidding.

Like the saying ... auction aint necessary always good.

Dont worry too much and deal with the problems when it arises.

If you have to spend money to get him evicted or to repair the damages, take is as a bad decision and be smarter next round.

This is the things cant avoid in auction if ready face it. Nego first and let see him can pay you the said cost within the timeline you give. But auction can be a home and can be calculated, if let said the property is 200K below market value, even you just pay 150K to repair and renovation, you are still earn 50K with brand new house. most important do you won the auction at right price.

For your information, if you cant complete the transection on time given, your deposit burnt will go to defaultor after reduce all the cost. So in the end if the owner just tactically delaying your deadline, he is still a winner.

That's why i told you to play nice and wayang in front of him. Make him believe that you are on his side. and then, bam! Court order comes out ah, he cant even delay a sinle more day for eviction.

All police come he would have to leave the house right there and then. no opportunity to trash the house.

I read a similar news...if the tenant refuses to leave even with court order and police, whats next? Just curious.

it is best to check the property to see whether it is occupied before bidding. Occupied property in an auction to me is not worth the hassle. I would suggest to him instead of paying my lawyer to get court order, ask him to move out and give him some of the legal savings instead.

- Dont be gullible and buy into sob stories. If they cant stop the auction, means hailat dy what are the chances for him to buy back from u.
- I would have straightaway hire a lawyer and get court order. I know it would cost you 10k more, but its worth it. The trouble, missed opportunity, and the losses that you will incur trying to fix it yourself is not worth it. Been there bro.
- I wouldnt even choose to meet the owner. To avoid emotional decisions and stupid sob stories, i would rather pay a friend to try to reposses the property in a friendly manner first. If fail, play nice but proceed w court order.

Yup worth the trouble. Value has gone up at least 65% from the purchase. Got upcoming LRT3 line under construction. Condo is well maintained as well altho its abit old. Could potentially double in value in a few more years.

If i can submit more loans, would have done it again. But i dont think my DSR allows it lol.

I was young and naive back then. So fall into the trap, when an old people as old as my own father is crying and begging, it's really hard to go against. Thus why i recommended, just get a proxy to deal directly. So you wont have to deal with the emotional part. They cry blood to your proxy also no use, he's not the one calling the shot.

Like other forumer said, if he want it, he can buy from you later.

If he threaten you, go report police and sue his sshole until he can't shit.

How the ex owner knows the bidder contact the first place?

If the property went into auction means bank already attempted few methods to get the ex owner to pay back, if bank cant do it โ€ฆ no one can. So whatever fairy tale shall not be tolerated.

When it comes to $$ dont get emotional, sympatheticโ€ฆ
