 PV8 or Seri Maya, PV8 or Seri Maya

Hi all, I am in dilemma now to buy PV8 or Seri Maya Condominium.

Currently, rent in Segambut work at KL Sentral. Travel daily using bike. Wife is a housewife and we have 2 kids.

Fyi, this is my first property to buy for own stay.

My main interest is on PV8 because of the size is about 1.5k sqft, freehold and 2 car park.

PV8 is near to LRT Taman Melati but take about 1km to reach. (This concern is for future rental and not sure 1km is normal or not to reach public transport)

However I notice that Seri Maya would be a good buy also for future rental because the condo is right in front of LRT Setiawangsa and in the middle of KL.

Seri Maya can get 1.3k sqft, freehold and 2 car park.

Other than that, traffic congestion, neighbourhood, condo management i have no idea yet.

My budget is up to 550k.

I also put some buffer time to buy to wait for if this new government launch new initiative on owning a house (maybe idk).

Anyone can help to advise?

Which one is a really good buy?

Might suggest other competitive condo as well.

If buy for own stay, you don't have to consider the rental market first, that is false consideration.

If staying at the Strata Property, may I suggest you to understand the neighborhood first before you commit to buy. The main issue with the Strata Property is when you get the 3rd world mentality neighbors living together. It doesn't matter how good the initial facilities given, with the lousy community, the place will go down to drain in no time.

Go understand the community of the places. Go understand their MC/JMB. Look at the notice boards for the maintenance fees defaulters. The place with a lot of defaulters - please avoid at all cost, coz it is confirm will turn into shithole.

PV8 is a good decision if you don't mind vehicle noises from mrr2. As for safety, do need to take note as the area is rather dark and mat rempit rolling around during night time. unsure.gif

PV8 is more than 1km to LRT actually. And nope is not walking distance.
Only good thing is plenty of parking spaces available outside the condo as well.

Anyway, you will need to stay for yourself at both places to judge and determine which is better.

As both generally dated condo, you have to do some digging. Which JMB or MC managed better? Financially rich or in deficit?

Seri maya of course.
Walking distance to LRT. Nearer to city centre. And more "atas" feeling than PV8

PV8 is at Taman Melati, KL.

I will go visit to both condos and study their management and neighbourhood there.
