Financial fire insurance is it a must?, rental tenancy

my landlord does not want to buy fire insurance for the shop i am going to rent. he said he has done paying the installments for the shop. he said i can get fire insurance on my own for the shop and the belongings in the shop if i want to. can he do that? we are still negotiating the tenancy agreement now.

yes, it is not the landlord responsibility to provide fire insurance for your item in the shop,.

fire insurance landlord can buy those type that only cover the value of the property .. not the item inside the shop ( but this is optional)

Fire insurance even if the landlord purchased wont cover tenants goods or equipments in the rented property. Is only for the property in case of damaged by fire.

But your landlord is stupid to take such risk himself for a small premium.

Your own goods coverage is known as 'Home Content' policy and why must landlord insured tenant's goods ?

For your normal house fire policy it wont cover contents unless purchased separately.

You need to insure your own property. Also don’t forget to buy business interruption insurance also known as fire consequential loss.

Scrutinise flood cover too

I think TS got the concept wrongly. Fire Insurance , even if the owner intend to purchase , he will purchase to cover the landlord asset only , the consumable stored inside the premis by the tenant , there is no way for landlord to know what material the tenant wanted to store & the value of the stored goods . Since the landlord dont know the tenant”s business operation , if is not logic to ask the landlord to insure the Tenant”s goods.

Tenant”s goods must be insured by the tenant & not the landlord.
