I have a unit of condo to let in mutiara damansara, pelangi astana.

To everyone who came across this location, how much is the market price for the rental in pelangi astana condo and also how much is the selling price nowadays?

(please give your suggestive answer only, thank you)

Little description of the property -
a. 1200 sqf
b. pool facing
c. 1 allocated car park
d. lease hold
e. 3 bedrooms

correct me if im wrong, but Pelangi Astana is suppose to be in Kota Damansara, hence why its leasehold, right?

Surian condo is the only condo available in Mutiara as of today, and its freehold. Big difference in your selling price if your condo is located in Mutiara Damansara. Surian condo 1200sqf today is selling close to 400k.

As for rental, would suggest you to compare with the current rental of nearby condo's like Pelangi damansara or Palmspring Damansara.

it is INDEED in mutiara, and it is off PERSIARIAN SURIAN, 500 metres distance between Surian & Astana. Pelangi Damansara is just the neighbourhood.

Surian, yes it is freehold. but selling at 400k for 1200 sqf ? i really doubt.

Pelangi Astana is definitely NOT located IN Mutiara Damansara, albeit being just a mere 500 meters away. I was confused as well in the beginning as all these apartments were located at persiaran surian. Only get to know the truth when I enquired about Surian condo a year ago. Therefore, I believe its misleading to make such claims, although i believe its unintentional.

Btw, Surian condo is selling at least RM390k - 460k now, check it yourself. Its the only freehold condo within that vicinity, so im not surprised that its selling at that price now.

Anyway to answer your question, market rate for Pelangi Astana is as the following :

1. Rental - starts from RM850
2. Sale - starts from 190k

Mind sharing with us what was the developers price for Pelangi Astana?

rm850 is the rental of a unfurnish unit? The price rm190k is consider very cheap at that area,
the price of the nearby condiminium like casa indah 1 is increased to 270k-280k (1200sqf) from the original price of 220k,
beside the casa indah 1, the new casa indah 2 is selling like hot cakes now, price ranging from 290k-350k,
golf scenary, a good place to invest.

yes, agree that casa indah has a very nice golf view, personally seen that.

well, regarding what PAI said, selling 190 is out of mark as mine is much higher than this amount when purchased from metro kajang (hereby refer to 1200 sqf). for this unit, i would suggest about 250k to 260k which happened to my neighbour on the same condo.

Lastly PAI, if u insist Pelangi Astana is in Kota Damansara, u should really check twice before comment. As it is my own property, i guess i would not get wrong.

angelayen, you cant simply compare Casa Indah 1 and the Astana like to like. Casa Indah's brilliant finishing and golf view allows it to command good selling price now.

in terms of pricing, see the ads for yourself and you can call these agents yourself to nego further.

dunno how much you bought yours from Metro Kajang(MK), but when I went to their sales office recently, there's a penthouse units 2000sqf with 3 carparks selling for RM399k or 380k. Plus,I dont pluck the 190k selling price from the sky, I saw someone selling it in theStar recently asking for that price. Please note that I did mention FROM 190k , so dont get all jumpy on me now tongue.gif

Plus, I do know my facts, and what makes you think that I dont have a property nearby your Astana? wink.gif
