Dear all sifu sifu sekalian.

I am currently looking to buy a subsales landed, preferably not too far away from Bukit Jalil area.

Then i came across this Blu constellation 3stry terrace, somewhere around The Mines shopping mall.

The price is actually quite attractive and few units are actually selling at below market price (or perhaps selling at loss according to agent).

Seldom i come across landed property subsales asking price below market value (quite new, only 7-8yrs after VP).

Any specify reasons why this area the price not going up? Anything wrong with the workmanship? Town planning? or land problem?

Please share if you know, i am going to view some units on next week blush.gif

Do share your findings after the viewing. I think it is a bit deeper inside.

Viewed some units Friday, which are those under market ones..

Some conditions are actually quite bad.. leaks, cracks, ceiling collapsed.. worst yet, that pcs of land seems to have some problem, or rather the foundation works not done properly?

Some units whereby the car porch area have sinking problem.. wall and floor cracked.. even the gate also slanted due to sinking.. but only car porch area, house structure still intact and no visible major cracks.. most units are ok though...

Overall, nice place, nice environment, peaceful, low density, modern facade.. location not as deep actually..

Would you buy or give it a pass ?

Anyway, another way to check whether the house is sinking is to check the door and window. If it doesnt close properly, likely the frame and door or window is not in alignment anymore.

When one units left unoccupied for years it will have such defects.

Just to check if the rectification cost doesn't hurt you that bad

Hmm... still considering...and depends on the final price, let's see if it justifies to take the risk?

So far I have tested the main door, sliding doors, and one window. Still smooth as butter..no issues.. only thing is the opposite car porch area sunken unit, the gate also senget..

Upstairs or downstairs, now is the raining monsoon season is best timing to check leaking.

But do bear in mind some piping leaking you can't be sure until you open the water valve.

The cracks and leaking.

Downstairs, heads-up straight is the roof or you have a room on top of the maid room

Blu constellatio located within seri kembangan.

But Seri Kembangan development mainly at Equine area. The Mines toward to Serdang Lama housing not really attractive. Can understand why it subsale value wont appreciate

i am heading there within this week to survey few more units.. lets see if can spot better units.

but what worries me more is actually the floor sinking problem, which may lead to endless cracks on floor n wall, underground sewage got damaged.. tho i am pressure confident that the structure of the house will stay intact due to proper foundation..

yes i agree.. especially for new development.. land settlement is normal.. uniform settlement is acceptable, just try to avoid differential settlement which give you headache..

However, it takes time for it to settle down ... meaning to fill the voids during dumping....is land settlement.

When the earth starts to settle down, gravity will 'pull' down whatever is on top.
