Hi all, I'm in consideration of choosing the landed property in rimbayu area. Currently I have submitted my loan application for eco sanctuary bohemia and it has been approved. But I am not sure whether this is a good choice as my initial intention was just to check on my eligibility.
At the same time I am actually looking at the Avela by rimbayu as well.

Anyone can recommend other projects that I could checkout for this area? I am still waiting for gamuda land to send the information as well..

Where is your working location?

Take note of the massive jam going out and coming home daily if you have a normal working hours schedule

If you are boss or can wfh then no issues good n relaxing place

Saw the posters today as i was driving. Heard these are last rimbayu development. Eco santuary side looks nicer but more expensive. Did you check out gamuda new launches nearby quayside mall?

Before you proceed, I suggest you take a day off from work and try the following:

1) Be there early in the morning and try driving from there to your working location. Consider the time it would take, the congestion, and whether you will be late for work. Also do take note traffic situation varies each day and at some days it may be worse than usual.

2) Do the same in the evening around the time you would finish work and try driving back from your working location and see what time you would reach.

This, can help you decide if this location is for you.

I suggest to rent first before deciding to buy

If your working area near by the said area
then is ok
If in KL then different issue

Yes I did check with gamuda land but so far no info from their side yet.. but I am still looking around.

I'm actually not base in kl for now... Been travel around for working. So this would be my weekend place to live in...

For now I do not need to worries about the weekday traffic. If I'm there during weekday I should be working from home. Only concern is about weekend for now🤔

Am currently living in a condo at bandar Puchong Jaya... If renting another unit then it will be redundant living place for me 😅😅

Well in that case, suggest you do the same during weekends. Try doing so during the times you usually need to go out and back.

Both totally different thing:

Avela - individual title - maintenance fees/guard fees RM100-130

Bohemia - Strata title - maintenance fees around 500-750

Ya I know lol... But just wondering for strata any other projects that can choose from if I want developer unit due to I do not wish to pay so much upfront.
If individual title for rimbayu area I believe that would be avela I guess.

individual title , ridgewood by KSL. 40x80, built up 3034sqft, VP Q2 2023.
and of course, difference product if you ask me.

Kota kemuning South heavily rely on kesas highway, and recently there are a lot of flood issues at the highway and surrounding area. Better you need to check the flood problem at the area. And how heavy rain affect the kesas traffic as well. It will affect properties value in feature that area.

this is also very redundance... if week end why not stay at ur puchong condo for the facility and puchong amenity...

landed so expensive, if you dont plan to stay there to fully utilize the value, better dont buy, my 2 cent.

and kota kemuning people is going PJ Subang to spend their week end, the town itself got not much entertainment
