Household Elmina Green 5/6

Is it worth buying Elmina Green 5 / 6?
Cons:
1)Consider far from the City Centre of Elmina
2)Far from the international airport (60+km), even KL is nearer to the international airport
3)Lack of Chinese Hawker stalls.
4)Heard that there is a lot of "pasar malam" at those parks which will block half of the road. (The road is relatively small for 46000 residents as it advertises.
5)The brochure and advertisement video show the same point at every phase, Elmina green 1 to green. (Looks like no more attractive point other than those "Elmina lakeside mall" and "parks".
6) Heard that poor workmanship, has serious water leak problems for previous Elmina houses.
7)most SDB salesperson is very rude.
8)For Green 5, is very near to the mosque (not racist) but the mosque is really loud.
For Green 6, it's very near to TNB rentice.
9)A lot of RUMAHSelangorku near Elmina green.
10) The road in Elmina city is bumpy, not pothole but bumpy.
11)DASH highway they use to advertise look useless (no direct link into Elmina City, have to pass through a lot of tolls if want to go KL through DASH & existing PENCHALA link)

Pros:
1)It's Freehold.

Some queries:
1)Are the Elmina Lakeside Mall pet friendly?
2)Are there a cinema in Elmina Lakeside Mall?
3)How much is the monthly maintenance fee?
4)Will the aeroplane pass through green5/6? Will it be very noisy?
5)Are there any Clubhouses for Elimina Green Residents? if have, how far from elmina green?
6)Will it jam during 7-9 am heading to KOTA KEMUNING?

I think gamuda cove is an alternative for you ....

Sharing what I know:

1)Are the Elmina Lakeside Mall pet friendly? - Not info on this yet
2)Are there a cinema in Elmina Lakeside Mall? - Unknown at this moment, only Jaya Grocer, Pets Wonderland, CBTL are confirmed
3)How much is the monthly maintenance fee? - No idea on this. Since it is non G&G, rates may be decided after VP?
4)Will the aeroplane pass through green5/6? Will it be very noisy?- I don't think so. Airplane path above Elmina Gardens
5)Are there any Clubhouses for Elimina Green Residents? if have, how far from Elmina green?- Club house will be built at Elmina Garden. It'll be far from Elmina Green.
6)Will it jam during 7-9 am heading to KOTA KEMUNING?- Bad jam guaranteed. You should consider other areas if you need to go to KK daily (i.e.: Rimbayu?)

You should really consider Gamuda Cove then. Elmina Green not that better anyway unless you really favour the developer.

Hi, from what I know:-

1)Consider far from the City Centre of Elmina - actually not that far. It seems far if you use Persiaran Shorea but once they build the internal roads Lakeside Mall area will be relatively near.

2)Far from the international airport (60+km), even KL is nearer to the international airport - yes, KLIA is far from most of Klang Valley area.

3)Lack of Chinese Hawker stalls. - yes for now, but this is unlikely to change much given the population mix. The food mix may be more balanced once the bulk of population moves in but it won’t be like Sunway Giza or SS2 PJ la. Good Chinese food is just a 15 min drive away.

4)Heard that there is a lot of "pasar malam" at those parks which will block half of the road. (The road is relatively small for 46000 residents as it advertises.) - not sure about this.

5)The brochure and advertisement video show the same point at every phase, Elmina green 1 to green. (Looks like no more attractive point other than those "Elmina lakeside mall" and "parks". - ya it’s just a housing area.

6) Heard that poor workmanship, has serious water leak problems for previous Elmina houses. - happens for all developments in Malaysia I think. I don’t think there is a developer or development somewhere that was close to perfect. Maybe I’m wrong.

7)most SDB salesperson is very rude. - The ones I talked to so far are pretty ok. I heard maybe there are 1 or 2 a bit arrogant. You have any names to share?

8)For Green 5, is very near to the mosque (not racist) but the mosque is really loud.
For Green 6, it's very near to TNB rentice. - what is know is the TNB rentice running along EG6 and EG3 is planned only, if it happens it will be some years in the future if TNB needs the infra to distribute the power to the population. But i was told and from research, if you buy about 200m from the cables/towers you should be ok.

9)A lot of RUMAHSelangorku near Elmina green. - yes true, those are planned RSKU to satisfy state requirements I think. Maybe not all will be built. Also I think RSKU is not the same as low cost flat aka Pangsapuri Kos Rendah. It’s not that cheap.

10) The road in Elmina city is bumpy, not pothole but bumpy. - yes agree. Hope they improve the roads once population increases

11)DASH highway they use to advertise look useless (no direct link into Elmina City, have to pass through a lot of tolls if want to go KL through DASH & existing PENCHALA link) - have to go to Kampung Melayu Subang area to get onto DASH. Not that far la, but not as near as Guthrie Highway of course. 2 tolls to Penchala exit at Mutiara Damansara…then up to you which road you want to take to KL.

Bro, please heed the advise of the folks here. If you are travelling to KK on a regular basis, DON'T buy Elmina. KK is super far and bad traffic all the way. It's actually on the south side of Klang Valley while Elmina is on the North side. If your center is PJ then Elmina is a better bet. If your center is Subang/KK then go south.

Hi any EG6 buyers here? Is anyone experiencing very very slow legal process in getting their Loan and SPA signed and finalized? I signed my SPA more than 2 months ago and now still pending.

Slow process after you signed SPA is a blessing. It means you don't have to start paying progressive installment early. If developer doesn't make noise, and the the delay is from them, just let it flow.. haha

Am I correct to say that the total amount charged (before VP) each month will (in theory) not exceed the interest portion of our full monthly installment to bank?

Yes you are right. Only the interest part of what have been charged. So maybe max until 70% until VP for example. Last 30% will be on VP. (Not sure on the percentage, can refer to schedule on SPA to be exact)

Hi, yes there seems to be a number of RSKU planned. But not all will be built I think, and RSKU doesn’t mean bad la. It’s not exactly low cost flat. If you look at other developments for eg Eco Ardence at Setia Alam, the Ember, Cora & Nara developments have a lot of RSKUs right outside their area (near the shop lots). Can’t escape these things.

Nvr buy a property based on where you work, this is the worst decision you can make when buying a property. Pick a property where u feel its not too far from anywhere in case you decided to change job.
