Investment Property in Kajang or Dengkil, Freehold Property

Dear All,

I have 2 Freehold & Individual Title Landed property to select as follows :

1.Dengkil - 20x70 with 1,900+sqft Built up size.

2.Kajang2 - 20x70 with 1600+sqft Built up size.

Both properties are about the same price (RM700k++)

But I'm totally confused and stressed to select the best property to buy.

Both properties has its own pro and cons but it was quite hard to select the best.

Please advise

If you like new for your own reasons, but for me, with budget of 700k+ there are also some subsale freehold to grab.

For subsale, one need some savings to pay dp and also legal fees, stamp duty etc.

Is even cheaper in auction. I dont need more properties now, otherwise I will grab also. So many good properties going for below developer snp price.

In auction, find a good agent to assist you if you are not familiar. Services are free.

If you can buy subsale the area in between your parent house (if they are at klang valley) and your work place.
10% DP can withdraw from epf, just top up around 8% for legal stamping. Try to look good condition so that renovation fee not that high.

If only this 2 project, I will say Kajang is matured, compare to Dengkil is still developing. If you more consider about convenient, go for Kajang. As public transport, medical, school & etc is ready. If you more consider feature value increase dengkil have a lot of potential.

But honestly Kajang is even jam as it link to jalan cheras to kl, and feature there are a lot high dense condo is vping so the traffic will be even jam. But dengkil cyber putrajaya still don't have a lot condo, so the Mex highwayay not as jam jalan cheras, this is what I observe the market

Well analysis.... I got the same thought as well.
Living in Dengkil is more for a comfortable living place.
Going everywhere is not so jam... Nearest MRT is putrajaya central hub which will be going to operating soon in 3 mths time.

MEX highway is terrible jam during working hours
Therefore is not much different if compare with jalan cheras.
If in Kajang you can still use following highway to KL
-Silk
- Plus Hightway
-Lekas, cheras Kajang (of course Jam)

if in Dengkil which highway can u use to KL?
only MEX?

Everywhere also jammed, but for road, we separated to inner road (road inside a city) and highway (road access from a city to another city).

I can say every Highway was jammed, not matter you choice which one, Silk + Lekas highway will jammed at seri kembangan, Plus Highway will jammed at sungai besi, Mex highway will jammed at kuchai lama, bukit jalil, kampung pandan part, Jalan Cheras jammed since batu 9 toll.

but i would say kajang will jammed from inner road as it matured, which is good.
Dengkil not as jam from inner road, leisure lifestyle but for sure lack matured and convenience.

Yes, it's true.... Actually I'm looking for a property for my retirement+Investment.So,even if I bought the house now, I'll move in mayb after 10 years or later.......
Since I'm looking for Freehold+Individual Title property only, among many properties I viewed, I like the Dengkil House for it's environment, layout and built up size. But definitely it's very far from my working place(KL Sentral). The only option to avoid heavy traffic is by taking ERL to work but it's very expensive (RM18++one way) also and the fare might increase in future.
I consider Kajang 2 only for the distance from KL and the readily available amenities which I don't found in Dengkil yet.Kajang 2 is matured and very convenient for almost everything we expect for our daily life.
If in Dengkil, not sure about its future development plan and maturity of the city. We can't predict at this moment.
I'm confused!!!!

If you planning to stay after 10 year, i think kajang 2 better, because its matured area, rental market demand for house and room is higher than dengkil area. At least within (let say after 10year move in, 2year house construciton) 8year you can get rental to cover some portion for your DSR.

If you more for enjoying leisure lifestyle after you stay inside, and unknown developing appreciation value in feature, then go for bandar Serenia. Because Bandar Serenia is township surrounding with Cyberjaya (proper planning) + putrajaya (proper planning) + below sepang sunsuria city (property planning) + gamuda cove (proper planning).

Kajang 2 is a township as well, but surrounding Cheras and semenyih and seri kembangan is not. So whole city will remain cloundly, pack, jam, and old old city feeling.

XD haha hope you can filtering and know what you want in the end at this thread.

Don't think you should buy a house now to stay 10 years later. If you plan to rent out for now, have to think of quality of tenants in the area and the demand. I take ERL to work, it is becoming more and more crowded for reasons, very fast to arrive kl Sentral, time is important.

Your consideration would be
1) location Vs Work place distance.
2) Developer reputation and build quality. Must ask from current existing owner. Can't survey from internet
3) forecast for the survey area in next 5 years. Example any facilities in plan or biz center planning in the area.

Kajang area price are stagnant. Only new project selling above 600k.

If you got cash and time, here is the best time for lelong unit(good bargain).

i see mostly stagnant.
only landed price go up so high.
