Looking purchase my 1st condo, to stay with parents, upgrade from current low cost apartment

Budget:400-500K

Preference: 3R2B, 2 Carpark, near to PJ / Jln 223


not sure how to choose between these 2 project, or any other better choice.


developer wise - seem like Eupe better

material and offering - close, maybe helix better

psf - dwitara lower

potential or risk (development)- Dwitara, higher potential and higher risk

why skeptical ?

cons
1. near malay area, in fact, just half of the township, another half of the township is near to Terrace house
2. flood before, developer alrdy take action to address this issue, they have 74 acre of land, i believe they will and have to solve this issue
3. jam, in fact i can access to NPE & kesas without go tru the malay kampung, if PJD link highway is confirmed, might reduce the jam, and increase the connectivity
4. oversupply, there are 3 new project at there, guess what, only dwitara need to queue, and have more than hundred of buyer under waiting list, must be a reason for it

imo, the choice here is either helix2/dwitara.

in term of developer, helix2 seem like more promising. but i would like to gamble for its township, lower price and the park/lake, and other commercial/office element in Dwitara
