Lets say if an individual bought a corner unit and the full area is being setback and cannot do renovation, how will you handle this? For sure if submit plan for approval, it will not be approved. After buying, if you know is not going to be approved, better dont submit. If have to do it, then take the risk. More important is kaotim your immediate neighbours. If they report, then susah.

Having said the above, any illegal reno will affect the fire insurance in the event of a claim.
