 STRATA TITLE for 6 years condo

VP in Dec 2016, till now have not got notice to obtain strata title. Is this normal?

Normal.

Some 30 years also under master title and developer bankrupt. Some properties condition even lose to chicken coop. Some owners also gone oredi.

Gather all owners to pressure the developer.

Some banks dont give out loan with master title after 10 years. Your dont have much time if your dont want to see your investment 'burnt'

What could be the issue on the developer side? They need a lot of money to apply strata? Or they may have failed to comply with some building requirements hence couldn't get approval?

Not sure about developer's cost to issue strata title but is possible as master title is still with bank. If any balance not paid then the bank wont release the charge.

Other issues like you mentioned.

The costs to apply for strata title have increased. The survey fees based on a percentage of the GDV. Unless the developer badly miscalculated, or their costs have skyrocketed due to increase of construction costs, LAD etc. the money should be there as they would have factored into the selling price. Usually big developers won't have this problem as they are long term and need to guard their branding but for smaller developers or fly by night ones, they may not care and dissappear.

Gather few owners to visit the developer office. Hear from them first on what tbey have to say and act from there. Better if one of your has some legal background and understand the Strata Tiltle Act.

Engage a lawyer only if the owners decide to proceed further.
