Trying to ask why the place with 5r3b ~1200sqft, rental so cheap?

Been there for a few minutes to recce the place - mix of races, Chinese school, AEON Equine Park, LRT Bkt Jalil, MRT Equine Park is relatively nearby. The density is very high but nothing like those overpriced Mah Sing (of course they are different levels) or OUG/Tmn Desa high dense, high priced condos.

had a friend stayed there, been there a few times. unit is big, but the building is not so well kept. Its a good bargain tho.

If you need more convenience, Vista Pinggiran is a better choice, but unit is much smaller.

Thanks for info, will explore. I do want (maybe need?) the 5 rooms because basically consolidating a sandwich household (now in 3 different houses) to one. My sibling could be separating from spouse and I might need to take in the kids in addition to my own and also ask my surviving parent to stay with us.

The 5R3B in Desaminium are rather unique and meets needs the kids of different ages and genders, 1 elderly and own stay with spouse. What is lacking is a store room, but beggars can't be choosers.

Not really sure the environment is suitable for bringing up kids.

Very long time ago rent there for awile..main problem is the smell from nearby rubbish dump. Eventhough the site already closed that time but smell still very strong and worse during rain and night time. Literally woke u up in middle of nighy due foul smell.

Maybe after many years now should be okay but suggest u ask current people living there.

I wonder if the driving range still in good condition

There are abundance if landed house nearby

Mostly 20 x 70 with 4 rooms

And the rental price is around the same as well

Rimba is ok. Got strata iinm. But the location too far back and a lot of car park on road side. Plus there are 2 school there which sk and smk. So morning and evening will be pack.

There is a abandon golf range also there. The grass is tall and not well kept. But that was 3 yr ago. Now i dunno. The are a lot of abandon shop lot also. If u ok with that then go ahead. If u feel unpleasant for ur eyes then better dont.

The house price is cheap but rental quite good. Can go 1k. Most ppl work at cyber also stay at seri kembangan so should not be an issue to get tenant.

And dont buy the front one. Forgot the name but its desaminium also. That one no strata.

If me, i will not buy. Yes house for investment not be an ideal thing nowadays but if u need to sell it due to upgrade, it will be hard to find buyer coz more attractive house build at seri kembangan now.

For rental stay its fine.
But for investment dont expect immediate or short-term gain in capital appreciation. There's so many development nearby and more potential development ahead.
There's just too many upkeep to maintain for this building, too many greens nearby. So if you rented lower floor units be prepared for mosquitoes.

As for residents the people staying these area are rather peaceful and tolerant to each other regardless of race. There are influx of low quality Indians coming in recent years into the nearby landed neighborhood, not sure about this building. Always bring their loud motors or overly modified hondas with loud exhaust pipe creating nuisance. Burn rubbish at night and throwing furnitures on the side of the road.


Schools are nearby, plenty of shops and amenities, strategic location to puchong, Putrajaya, bkt jalil, entry to MEX etc.


The best thing about this area, it's secluded from busy offices and industrial area. So it's a "place to live". You don't have heavy trucks coming in and out everyday to avoid tolls, not a passby area for heavy logistics and less people driving like maniac on the roads. It's a pleasant drive in once you enter the neighborhood and it starts from bukit jalil - seri kembangan entrance, and Putrajaya - seri kembangan entrance.
