Almost every property agent has something in their sleeve. No such thing as property agency to avoid. Just use common sense, you be fine.

In any one year, LPPEH can register new or close 20 to 30 agencies.

An agent can close an agency today and open a new one tomorrow.

If you want the services of reliable agencies, engage those that are established long in the industry.

Having said the above, those established will not hestitate to terminate negotiators that breached agency policies.

Every year, LPPEH take disciplinary actions against agencies, registered members and Rens.

Go find all kind of property to view, but do always forgot to bring your wallet, so you're not tempted to drop in booking fee on a impulse.

All SA have their own agenda lah. You work also same agenda. As long as by month end got salary in means ok liao.
We all human. Most important is you do your homework lah.

I also not expert, but at least I'm clear I know what I want.

Take SA as the one to intro you to the property and help you find lubang on the banker side.
Their promises if can put in writing or get confirmation direct from the developer also.

SA can promise you everything but in the end it's just their word. Developer can deny this oh.

I’m not. But before someone want to expose other people publicly, they should disclose who are they legally / as natural person.

Open a tender to provide services for you, put all legal terms you want there. Any issue just refer to court to file dispute between you and your agent.

When A co did not provide X service but in actual fact there is, then it is a fact
When B co promised Y but fails to honor/deliver then it is a fact
When C co used illegal ways to scam and found out to be true, then it is a fact

Noticed lotsa bitching for biz within the industry. X agent trust another agent. Devil fight devil. Flyby nite. biggrin.gif

Belum dapat potential customer dah demand highest possible commission. doh.gif Reason : co Broking with tons of other agents…? Every1 gets a cut. At the expense of seller. A leeching industry. biggrin.gif

If anyone wants to earn a living, he should be given an opportunity. But if the ren cannot close sales or present themselves well, they will have to leave the industry eventually because all are commission based.

The turnover of ren are high. Out of 10 new entries, 9 will eventually leave within a year. Some cannot even survive 3 months.

And with heavy politicking among themselves, how 2 serve customers? u may be surprised, some after many years x earning commission still in tat industry, living off savings or past earnings.. (x qualifications to do other type of jobs). Am an agent sounds better than admitting being unemployed.

I wish there’s a trusted online portal that can help owners transact direct. Agent fee can pass to buyer / tenant as discount.

I don't mind if they co-broking as long as the professional fee is as per LPPEH rules, i.e. max 3% of property price + 6% SST & should be paid only by the seller.

As a seller, this opens up my property to more potential buyers. As a buyer, this opens up my choice to more properties too.

Well, I don't layan those cold call/SMS spammers. When I need to buy a property, I contact agents based on their listing in property portal. When I need to rent out a property, I also use property portal and look for a few agents who is familiar with the area.

Well, I don't layan those cold call/SMS spammers. When I need to buy a property, I contact agents based on their listing in property portal. When I need to rent out a property, I also use property portal and look for a few agents who is familiar with the area.

Cold calling are part of sales training which many company practises it.

Previously, sales people knock on doors but with technology is earier through phones.

Sales people need to keep looking for new buyers all the time. Loyal or regular customers cannot keep the salesman to survive the competitive market. That also applies to senior sales people.

They can give you better discount compared to property agent that u saw them wearing blazer and chasing u around the mall area or other places.

Agencies sign exclusive with developers to market their properties and developers dont undercut them. This is business ethics.

If words go around, no agencies will sign up with them.

No agents, be it in any industry cannot compete with principal in term of pricing.

There is no such thing as legal freelance "lawyers. All lawyers need a practising certificate renewed annually. If there is no certificate, they are not allowed to practice. As for "accountants" there are many qualified accounts people doing the books for societies and corporations as they don't need to be professionally accredited to prepare the accounts. It is easy to get a REN license as you don't need a degree or professional qualification, just go through a short course and take exams. This is different from a real estate license issued by the valuers board for which you do need to be professionally accredited.

in the past, maybe this is true

But these days with difficult competition, prices will work out to almost the same. Agencies might even throw in "referral" or small few Ks worth of cash rebates.

The most important thing:

1) Ensure that the agent/salesperson is from a reputable agency, but must also listen and pay attention to what they say and how they sell

2) Ask questions, don't look so eager to buy, do your due research first. See what they play up and promote vs what they try to not talk about.

3) Listen carefully if an agent actively badmouths other projects. If there's smoke, there's fire wink.gif It might be that the other project is a fierce direct rival for whatever reason

4) Ultimately, don't be afraid to shop around, even projects in places or price point you normally don't consider. All projects have pros and cons, depends on your personal taste, goal/needs and financial capabilities to decide which is better.

from the seller point of view….avoid agent who try to low ball your property values. Do research on market value of the property prior to engaging the agent.

No so much which agency he/ she is in but more toward individual agent.
