l see houses too expensive to live in.
Condo, I don't like living with people above and below me.
Compromise ? Between house and condo...townhouse !

What do you guys think ?

Townhouse price can be between condo & house ?
Townhouse can be priced somewhere in between the two (of course don't count in those high class townhouse or landed house lah)

i visited one friend one in ampang really nice.

I like the long wide staircase leading up, because the friend live upper floor townhouse.

at the staircase side, hung a lot of pictures, so many place to put family pictures.

i stay in townhouse, basically so far so good

smaller unit compare to landed as i dun wan too big, troublesome to do house work, and it's not high dense like condo

few problem u need to take in consideration which is
1. parking lot, as there's onli 2 back to back parking, but it's ok for me since i just stay with my wife
2. downstair/upstair neighbour, if u have good neighbour then no problem, otherwise u will have a hard time since it's unavoidable to meet them

They are either the best of both worlds or the worst of both worlds.

Depends how you view it.

For me? I rather not as many of them you have to climb to 3 storey if you want space.

I just bought a 3 storey townhouse. Ground floor just have a store roon, second floor is living hall + kitchen + a toilet, third floor have 3 bedrooms with attached 3 bathroom. Townhouse is abit small and the parking is small too compare to double storey house but i like the layout and most importantly its affordable, better than condo.

Bought Regent Garden Co-home end lot unit at EcoGrandeur. VP will be in Q2 2023. Tbh I have no idea what to expect. The house comes with 2 side by side parking lots and 1 extra reserved parking at the visitors parking spot.

Honestly townhouse can mean very, very different things. Some share with top/bottom neighbors. some don't share but are just super small and super tall terrace house (these are usually 3 storey ones where the ground floor is literally just staircase or with a small living room, then the kitchen is at upstairs...). I don't understand why they're called townhouses when there is no shared space with another neighbor.
Some share above and below, but both parking in front, and the upper unit has to take stairs up 2 floors which is a pain.

The one I'm living in now is a 2-storey townhouse on a hilly slope (Cascara 88 in Penang). Mine is at the ground, and function exactly like a 2-storey terrace from the front. There is a 2 storey unit above mine, but his house entrance is at the back and above my house (because the road winds up a slope so his road and entrance is higher than mine). We never have to see each other if we don't want to. The only downside is that there is a retaining wall behind my unit's yard area, so it's not so sunny and bright at the back.

I've visited one such townhouse in Hartamas.
Dia bahagi atas dan bawah. The only thing to take into account, I rasa ambik atas better kot. No need worry leaking problem, and any moving furniture noise from above unit.

For me, Townhouse is;

cheaper if location is premium

but,

no extension/ external renovation (even just paint need mutual agreement)
risk of leaking
loss of floor space due to 2 staircases and partition walls
privacy
upper unit requires going up staircase each time going in or out
appreciation in value slower than linked residential

Yup, mine is like that. but this style can only do if the house is built on a slope where the back unit entrance is higher than the front unit. So he park and enter at the back on "third floor" of the building. His unit is facing the back, interior layout also in the opposite direction from mine. For this type, top or bottom not much price difference.

so if it is such a concept, I won't like to be the top one.

also plus point for being the bottom one is no need to worry about roof issues, the person above fix, yet size and car porch is similar to terrace. house also not so hot. you can enjoy the pros of a landed property with car in front of your house (no need go up and down everyday like condo)

3-storey ones are completely different concept and layout liao.

all the townhouses i know are strata title.

A typical landed house 22feet wide will have parking problem due to some residents having excessive number of cars . there are usually a few in every Street in every Taman.

in townhouse such problem will be multiplied by a factor of x2 at least.

i was thinking of penthouse, or the top floor but usually developer would have booked it and sell it to the highest bidder

if u r at the top, u can fork out money and pay it urself.

if ur neighbor upstairs leak into ur unit below. U complain n neighbor upstairs happen to be an asshole, and nothing done about it. U have to go through all that hassle - legal LOD, etc, etc.

only 1 car park ? Hmm, the townhouse not well thought off during the design stages.

present day minimum in family r 2 cars even no kids also 2 cars.

only in the 1980s families have 1 car.

If your below neighbour jenis jaga kebersihan, kemas, then you feel peace everytime u go back home.

But if your neighbour buat porch depan rumah macam reban ayam, bersepah sepah, penuh dengan kucing, then it’s a nightmare for you. Especially if your below neighbour is family living in with small kids.

U must remember, not everyone has the same mentality like you. Even those that living in high class area pun mentality macam orang duduk PPRT

just ignore the people upstairs
no "roof" above u so leaking not ur problem
plus upper level will absorb the heat for u lower level more cooling
but if u get weird upper level neighbors always throw rubbish down
or hyperactive kid running around
u will not like

u stay upper level no need worry ppl throw rubbish above u
but u need to climb stairs everyday
healthy no problem if u sick or anything dangerous
if u got kid u worry they PK

Practically it made no different apart from your parkings are closer to your unit as compared to condo.

The issues of noisy/smoking or other inconsiderate stuffs from bad neighbours are not gonna gone.

I’m staying at top floor and my neighbours under my unit smokes daily and BBQ from time to time. They also made stomping noises/door slammings at midnight wee hours, and yes, I can still feel it even though I’m above them.

Isn't a townhouse a 2 household units in a lot? It can be of 2 single unit each lot (top/bottom) or an L, another inverted L unit?

The very first townhouse of such, i bought at pandan indah zaman dulu

you sure on the stomping noises, thats impossible for it to reverberate to the top ?

i think the stomping noises came from your next door.

But yes, door slammings are very common, in condo area. Doors nowadays are build like shit quality in Msia.

Especially when bomba requires big heavy fireproof doors and developer wanna save with tiny size door closer, so the door slams like damn loud.

Townhouse need depend on the design and developer itself...

Nowadays there is two type town house....

2 floor (each buyer one floor)

3 floor (each buyer 1.5 floor)

3 floor (each buyer one floor, dunno got such design or not)

So , you must decide properly which design you like the most

No need to worry about roof leaking? Or your toilet leaking?
Also, have to drag groceries up one floor each time you reach home.

Nope, I’m both corner and top floor, stomping all came from under.

And no, don’t be surprised. Previously I lived in condo once and I already experienced that the button unit can really stomp and resonate your wall or even ceiling.

is this super link terrace house or town house? do you share the 3 storeys building with others? If it is not shared, it should be your super linked terrace house.

TS, townhouse for me is like, it is either a double/3 storeys/4 storeys building that shared with others.

For example, if it is 3 storeys, u own 1.5 storeys and the others own another 1.5 storeys.

Car park definitely need to share as wat others commented provided you met a good neighbour. If you met a bad one. it is a night mare.

I will still prefer landed if got the ability as the whole house would be yours and under your control.

If have less budget, Condo is the only choice.

Townhouse would be my last choice.

2 car parks, side by side.

As mine is an end lot unit, I get an additional free reserved car park at the visitors lot which is right in front of my house too.

This is townhouse. Mine is upper unit 3 storey unit. My neighbour is in lower unit with 2 storey. But i do have a utility room at the ground floor. Everyone has their own parking space so we all dont share any space with anyone. The only downside is we have to park 2 cars in single lane front and back.

Oh its actually 2 stories. These are the layouts for the ground floor units.

I think it's the most common townhouse concept in the country.

Townhouse is also landed house. Still need to pay security fees. Some with facilities and some without. For my townhouse i just need to pay around RM100 monthly for maintenance fee.

Yes you are right. If u want affordable landed house without the need to pay RM300++ for condo monthly maintenance fee, then townhouse is your choice. But townhouse is a bit smaller so is only suitable for a small family.

vs other condo 1100 sq feet...should be big enough for family of 4

Depends...if your single storey does not have a good air well...then its super hot.

Also, if you stay in the master bedroom front room, you can smell your neighbor car exhaust.

Most single storeys in Klang valley are quite old, need a lot of upkeep.

The ones in Klang are really big...very long...the kitchen is huge.

I remember visiting the newly built units many years ago either Cascadia or Summer Homes in Tasik Prima. It was a nice concept especially the units which had some lake view.

I think the only issue with atas is, everytime come back, you'll need to climb the stairs the first before entering home?

Due to the concept of leasehold and some noise issues as feedback from some of the posters here.

I decided not to invest in a townhouse.
