Hi,
I am looking to purchase my 1st new property for own stay. I stumbled upon a few new developments while browsing the web but not sure what to look out for or pay attention to. The development i am referring to are:
1. Eco Grandeur - Regent Garden
2. Eco Gardence - Ember co-home
3. Setia Alam - Musika Homes
4. Elmina 6
Can anyone advise or share some insights comparing these few developments? Like:
1. The developer
2. The Project: that particular development stated above or as a whole city/area
3. Area maturity
4. Traffic: more of, if there are a lot of entry and exits points, cause i work in Damansara area. I understand eventually all will be congested.
5. Surrounding area to highlight
6. Which is most ideal for own stay
I may miss out what needs to pay attention to, so please do guide.

1. Developer: Overall ok in terms of past project history and most importantly township planning (will explain later) & aftersales service.
EG & EA - EcoWorld (needless to say) Musika - SP Setia (used to be good, now standard dropped a bit. everyone knows apa cerita la) Elmina City - Sime Darby (I would say steady)
2. The good thing about your choices is about the township planning - the development master plan is there, commercial and recreational area all well planned because all belongs to the same developer, so there's almost zero possibility suddenly there will be a 1000 units apartment beside your house (unless it's already stated in masterplan, which is the thing you need to drill from salesperson) one more thing is that all 3 of them got their own sales staff, less likely to happen cases like get cheated by SA and the fella blocked your contact after get commission
3. EG is developing, as i said township planning. EA & SA is quite matured, Elmina City not too sure but i like their landscape. Basically their intention is to build and make everything available within the town so that you don't have to go out.
4. Traffic i will mention later
5. Surrounding area depends on a lot of factors. EG is somehow disadvantage in location but cheapest (if i am not wrong), EA & SA is basically located at border of Shah Alam & Klang (lots of nice chinese foods if you are chinese), Elmina City is more friendly towards Malay buyers (it's dream house according to most Malay i know). All 3 areas are either quite a distance/ jam to Damansara though.
6. If i must choose from your options, Elmina City. If you are willing to invest in time and wait for commercial area & infrastructure (DASH highway) to bloom, EG will be another Setia Alam. Also you can check out Eng Han property's Greenhill Residence (not sure fully sold out or not), or Gamuda Cove (not sure which part of Damansara you are working, but it's 30+ mins from google map).

2. Eco Ardence at Setia Alam. I visited their sales gallery, i believe ur co-home means their townhouse alike type. The built up area is around 11xx sqft, which is similar like any other serviced apartment out there. For me i need a bigger space for family so 11xx sqft is definitely a no. but if u are looking at the Semi D type then is another story.
3. Musika Homes location wise is quite nice. Just opposite of setia city mall selling at 9xxk after rebate. the size is 22x75 if not mistaken. As for traffic, you need to jam via the Persiaran Setia Alam all the way to NKVE if u are going to damansara. I take NKVE daily but is in the opposite direction, i saw the jam coming out from Setia Alam is quite horrible.
4. Elmina 6 i believe u are talking about Elmina Green 6. Elmina is huge township development and if u see from their masterplan, EG series is further at the north side, from EG to the elmina rainbow bridge is around 7-8km. Then u need to exit from there took another 15-20mins to major highway. im not sure about the traffic there but it's not as advertised by developer *EASY ACCESS TO DASH HIGHWAY*. u might need to put this into ur consideration.
if i were in ur shoes, i think i will go for elmina but the other series.
either subsale Elmina Valley (around 800-900k), Saffron hill (750-800k) or new launch Elmina Ilham Residence (around 900k)
Pretty much similar with my pov too, I am just gonna add up a few points:
1. Regent Garden collection consist of Garden home (Semi-D) & Co-home (Townhouse, equivalent to Eco Ardence Co-home) By looking on your list of comparison, i believe it's quite a sizable family so Ember (11xx sqft, one floor only) might not be suitable for you.
2. Eco Grandeur is indeed all good but location, plus the horrible traffic jam. Yes you heard it right - this outskirt area is currently jam as heck because of the massive development cramped with LXS, IXM, WxrxdWxdx etc. , but only 2 lanes on the Persiaran Mokhtar Dahari. I think the council is expanding the highway if not mistaken.
3. And yes, Eco Ardence & Musika both suffers a lot from the horrible jam from Persiaran Setia Alam all the way to NKVE next to Sultan Abdul Aziz Shah Golf & Country Club as that is the only entrance and exit at the moment. Plus you need to pray hard there's no car accident/ lorry flipped or else you gonna take at least 2 hours to Damansara. Vice versa for after work hour.
Musika is kinda overpriced imho (i heard 1m+), perhaps you can kepoh around Eco Ardence welcome centre and ask if there's any remaining Semi-D parcel (right beside Setia Alam toll)
4. I heard SD workmanship was good but my friend bought a house in Elmina and flipped car however

Please check the main con if possible. Then again, it's all good for own stay.
