Hi as per thread's topic, need some advices on how to rent out my units.. I have one unit of serviced residence & one sovo..

If you're a tenant who looking for a unit to rent, what will attract you? Say the unit provided some furniture etc.. What I can else I can offer?

Don’t tell me it’s D’sara Sentral. This is a tough project to break even unless you got it via Lelong.

Is the problem that you can’t rent it out all this while or is this something you just bought and you’re looking to stand out from the competition?

I think all tenants are looking for convenience particularly in a place like this where the only USP is the MRT.

So you’d need a complete fully furnished unit. Do it to a minimum budget and price your unit fairly.

Accessibility so far so good, and I believe once Kwasa town is stabilized our project will be benefited too.

But how to check the ratio? Please enlighten me T.T

to add on, if you get from lelong chances you can break even or make some extra income. furniture/deco is subject to your prospect tenant, not sure about sqwhere, but I see d'sara people do room+partition room rental, about RM500 to RM800. At this range, you need to look for cheap+reliable. you may do slight deco like provide double layer curtain, some lighting effect, wall fixture, painting etc. (If you do own DIY or taobao) it do not cost you alot

Oh dear I’ve spoken out against Sqwhere a number of times. Plus side it’s well built and does look nice. But of course the market here has really dieded.

Don’t worry too much. Make it functional, neat and above all for yourself inexpensive. Making it female friendly is clever. My tip for this is include a full length mirror in each room with good lighting if that’s what your target market is.

pls think twice before you decided to fully furnish your unit at this location

pls compare what is the rental of a semi furnished unit and fully furnished unit. say if only RM300 to RM500 difference, then its just not wise to fully furnished as the investment is huge and after 3-4 years, all your furniture and electrical appliances are koyak .

For female - ensure good water heater, good air cond, maybe include Wifi and good deco

If good location surely have the market but have to be hardworking to post in various groups so those looking for place in KL from other states able to find your unit

500 a room also 2.5K, add WiFi 550, don't package utilities, later they bring one whole village to charge then u go Holland

oh can le, trust me, room rentals gonna help alot... haha... so huge size service apartment, full rental demand even for fully furnished gonna be super low... better engage one stop service help you settle from reno to room management... the room rental rate not bad in sqwhere... new product new toilet bowl to the market... tongue.gif tongue.gif
