650k can only get small sizes landed in USJ, old 20x60 or maybe 22x65 at most.

Should be only get guarded but wont get both gated & guarded.

Check out a few phases and come back here for comments regarding those places you shortlist.

And if you are looking for proper GnG with strata title then unlikely to get with that budget. FnG with individual title there are a few.
