 Amendment on Approved MBSJ PLAN, What to do ?

Hi all
So, I had an approved renovation plan by MBSJ,
Renovation work started, mostly on demolition at the moment,
But we decided to further extend our living room now, which was not in the plan originally.

I have consulted my architect , these are my options

1) Architect will amend and get engineer to calculate, but dont submit to MBSJ
2) Do no.1 and submit to MBSJ
3) Dont amend, ask Contractor buat saja

1) and 2) cost money, but <10k

What do you guys think ? The amendment involve structural change hence i consulted the architect + engineer.

Also Asking the architect to do submission seems to be expensive
Can i ask him to amend the plan with engineer endorsement, then i hire another runner to do the job ? Will it be cheaper ?

Do the amendments, submit, pay and cont the construction.

If done illegally, not sure how will it affect the insurance claim later if something happen.

My suggestion is option 2,for two important reasons,firstly clarity in design and drawing, in which the extended area is calculated and properly designed,in case of any issues your engineer and architect has to take responsibility

Secondly,when your selling your hous e,bank would ask for sq ft ,in this case your submission would show the approved extended area and valuer would agree to count the extension as additional floor area

it's usual practise to allow two revisions without charges,I reckon you should discuss fees with the engineer and architect and a slight admin fee top up,engineer would just do a bit more load calculation and area of steel addition ,archi also slight revision in terms of sections and elevations

yea, actually I wanted to do the proper way which is with submission, concerning on safety and legality, but the cost actually scare me off a little...
the two revision without charges, is that real? my architect never mention to me about that, my council is MBSJ

Free revision is before approval. Once approved, any revision involves work, what more structural changes. You pay for the additional work to be done.
