 Landed freehold vs leasehold, worth the extra 150k to 200k for FH?

as per title, is it really worth to spend extra 150k to 200k for freehold?

im looking on kepong area (not kepong but area much closing to KL), found most of LH around 500k to 600k while FH from 600k to up infinite.

let say if loan not a problem, ignore the housing size ,and both unit also required major renovation, is it better to save the 100k to 150k for the renovation instead of getting a 150k to 200k exp more FH?

Property is about location and its surrounding. If both are next door, the decision is obvious fh.

The set back of lh is loan issue. If the tenure short, some banks are reluctant to finance the purchase or only approve lower margin.

If the location is good, I will use the 100- 150k to renew the lease.

If you intended to pass it to your next generation & you can afford it, would be better to get fh.

if loan not a problem, and in good location then leasehold may not be a bad choice. Many ppl thought government may take back the leasehold land after expire but in fact Malaysia's history never have leasehold land being take back due to expiry. For developing reason, regardless of lh or fh both will taken back if necessary.

i had the same dilemma over FH vs LH, was looking for Landed FH since 2 yrs ago, and finally i gave up and chose LH, just need to know what's the balance of the property b4 buying, by the end of the lease, i also no eye see alrdy, what the next generation wanna do about it also beyond my control

It all depends on location.

Kota Damansara is mostly LH but all fetching in 1.5 million and higher but loans up to 70% possible.

For unpopular LH locations, some banks are reluctant to even give out loans. They worried later if defaulted, the property will hard to dispose of. Which is why they prefer hot locations.

go for the one you are comfortable with.
if extra money not issue, go for FH.
if you happy to save more money, LH is the better choice.

currently n Selangor, you just pay 1k to continue staying even lh expired. If want sell then pay the actual lease, there is a formula to calculate, not really expensive actually

As of today there is really not much diff between LH and FH already. If govt wanna take back the land they will do it. They will just pay you wtv the market rate is and reclaim the land. Happened to my family in seremban even though it’s a FH land.

sorry, i meant the years remaining based on the land title. i bought 1 with 84 years remaining, guess i wont have eyes to see what the next gen wanna do about it.

Some people think it is alright to buy a lh property if they have intention to pass it their children.

Some people never thought that the first thing the children will do is to sell the property immediately after the parents passed away.

How many people here have inherited parents property and cont to live there ?

A property purchase should serve immediate needs and seldom for the next generation.
