SA told to pre-apply loan for unit (still under booking stage by others) that interested. The reason SA said is because if loan approved he got more power to talk to developer. He said if loan approved but the unit under booking stage has signed SPA (by others), then the bank will just cancel and it won't affect our profile. Is that true? lol...

I was thinking bank so nice spend so much time to study and approved our loan but can just cancel by us just because the unit is signed (no free lunch in this world apply I assume)? If everyone pre-apply than bank staff ma very busy to cancel...

This is very comment nowadays for apply loan with the bank. Even you really keen to buy an unit of home, you also will apply 2 to 3 bank to check and end up you will only accept 1 bank loan.

Banker will amend your letter offer. Banker won't let u sign the letter offer before get confirm the unit u want to go on. As long u didn't sign letter offer, won't have penalty.
