I did ask the owner to do some touch-ups and maintenance of the house's condition as well.

you might as well -minus the cost (touch up and maintenance). And ask Agent how much it probably will cost..

But how does he pay agent commission? the first 2%-3% usually go to agent. he still get clean profit from lawyer.

btw, there is 6% SST in Agent commission

i know. but u never know what happen the other side. always good to pay for ur own loyar. when shit happen court only see black and white. u can pay 200k so dont stingy on 1k
