I have just executed the MOT and paid sum amount to the lawyer.

This was done on 27th of April.

I have called the lawyer on updates and they say still waiting for Maybank to proceed.

Its already almost 3 months and I need it asap to proceed with my house selling process.

Sorry to say but it looks like it's gonna take a lot of time. First you gotta completed the MOT. After that you have to apply for extension of lease. Did the lawyer advise you that you have to pay the premium? Potentially about 30% of your selling price might be about right. You got the cash to fork out? after renewal then only the Bank will process the loan. estimate 1 and half years before your SPA start to move. Good luck!
